Nestled in the heart of the charming harbourside village of St Mawes on the stunning Roseland peninsula, with beaches, cafes and independent shops just a stroll away, Upper Warren is a stylish holiday home, perfect for a family holiday or for friends looking for a Cornish getaway. Situated a mere stone's throw from the seafront, this delightful property has been cleverly crafted with the open plan living space on the first floor so you can sit on the balcony and enjoy the bay views over the rooftops. Light and bright, with stylish oak floors and furnished in neutral tones, this inviting space flows beautifully, from the well-equipped kitchen-area, dining space with statement lighting and crafted seating, to the relaxing sitting-area with comfy sofas.

The ground floor is home to three lovely bedrooms, each one styled in neutral and blue hues to match the seaside vibe. Bedroom one is a delightful twin bedroom, ideal for either children or adults, and bedroom two has bunk-beds which the children will adore. Please note this room is accessed via the twin room and only suitable for one adult and one child or two children; there is a door from the bunk room with outside access to an enclosed courtyard. The main bedroom is a dream, with king-size double bed and gorgeous en suite bathroom. Also on the ground floor you will find a family bathroom and a shower-room, so no queuing for the facilities here! The utility-room is also on the ground floor with washer/drier, ideal for keeping up-to-date with the laundry.

Outside, the balcony (shared with the neighbouring property) is accessed from the first floor sitting-area, where you can sit and enjoy morning coffee or an evening aperitif taking in the rooftop views across the water towards Place and St Anthony Head. Through a gate at the side of Upper Warren just below the parking space and up a few steps, or via a right of way from the balcony across the neighbouring garden, there is a pretty terrace with outside seating, perfect for al fresco dining. With private parking for one car and all the village amenities close by, Upper Warren is situated in an enviable position in the heart of St Mawes.

St Mawes is a rather charming holiday destination, tucked away at the end of the Roseland peninsula with a myriad of coastal walks, beaches and pretty, traditional fishing villages, you may decide to enjoy a car-free holiday here. This unspoilt coastal village is home to a great bakery where you can stock up on pasties, cakes, freshly brewed coffee and your daily picnic choices. There are many options for dining out, from fish and chips from the paper on the harbour wall watching the boats bobbing on the water, to fine dining at the Tresanton Hotel, owned by the Polizzi family. And should you choose to dine in, there are several stores selling local produce, a seafood bar on the quay that serve great crab rolls and seafood platters or a short drive away Pendower farm shop where you will find the freshest of local fish, shellfish, and farm and garden produce.

For water sports enthusiasts, paddle boards and kayaks can be hired from the harbour so you can explore the hidden coves and inlets at your own pace. The coast path heads in both directions, and nothing beats the stunning views along the headland. For something a little more sedate, take the passenger ferry to the maritime town of Falmouth, steeped in history and great for exploring (don't miss the Maritime Museum) or take one of the smaller ferries to lesser-known creeks such as Place, the most magical of places. St Mawes Castle, one of the best preserved 16th Century clover-leaf fortresses sits proudly overlooking the Carrick Roads, and this too is just a short stroll away.

Whether you spend your idyllic days enjoying the quiet beaches and walks nearby or explore further afield, Upper Warren is perfectly placed for your Cornish adventures.
