Also on the ground floor you will find a family bathroom and a shower-room, so no queuing for the facilities here! The utility-room is also on the ground floor with washer/drier, ideal for keeping up-to-date with the laundry.

Outside, the balcony (shared with the neighbouring property) is accessed from the first floor sitting-area, where you can sit and enjoy morning coffee or an evening aperitif taking in the rooftop views across the water towards Place and St Anthony Head. Through a gate at the side of Upper Warren just below the parking space and up a few steps, or via a right of way from the balcony across the neighbouring garden, there is a pretty terrace with outside seating, perfect for al fresco dining. With private parking for one car and all the village amenities close by, Upper Warren is situated in an enviable position in the heart of St Mawes.
