We found 12 steps to be an excellent home for our 3 families. The accomodation was first class and the location meant a short 10 minute walk to the beach and SW coastal path. Facilities were great and there is plenty of room for a large group to find space and privacy when needed. We would certainly be keen to return to 12 steps and do it all again ...

A beautiful light and airy cottage. It was lovely to have the upper lounge area with wonderful views of the setting sun. The cottage is very well situated with the coastal path within easy reach and a short walk takes you to beautiful Bedruthan and the excellent NationalTrust cafe. Great house for a beach holiday, we had a lovely time. Plenty of room at the house for a family of four plus grandparents. We really enjoyed the walk to the beach from the house, nice to have the path at the back of the garden and you definitely earn a drink by the time you've got back up the hill! Mawgan Porth is a great beach for kids, plenty of small pools to play in, rock pools to explore. ...
