A detached, coastal holiday home with beautiful sea views which is perfect for multi-family/extended family vacations. Located just off the coast road leading down to Mawgan Porth, moments from The Scarlet Hotel and with direct access to the beach via a footpath from the pretty, enclosed garden all in all it's rather special.

This large property is much bigger than it looks; open the front door and discover what lies ahead. The lovely open plan living space is so sociable. The ground floor living-room looks out over the pretty garden to the sea beyond which looks stunning at any time of year. There is a cosy wood burner to keep you toasty in the cooler months. The bespoke kitchen has everything you might need for a family feast and a large table for 10 for everyone to gather around and enjoy convivial meals and plan the next beach trip together.

There are four lovely bedrooms on the ground floor and the "suite" on the first floor. The "garden" bedroom overlooks the garden and the sea beyond, imagine taking your time with a hot cup of coffee in bed looking out at that view! This bedroom also has an en suite bathroom too. There are two twin bedrooms, perfect for the kids and a further king bedroom which all share the family bathroom. On the first floor you will find the fifth bedroom which also has its own en suite bathroom with the most wonderful free-standing bath - just perfect for a long soak at the end of the day. There is also a second sitting-room on the first floor with floor to ceiling windows providing fabulous sea views - perfect for watching the sun set.

The pretty, gently sloping garden provides plenty of room to relax in whether it be to kick a football about or lounge on the lawn. Enjoy long relaxing meals on the large outside table and perhaps a refreshing sundowner at the end of the day - bliss. Through a gate at the bottom of the garden you will find a footpath that leads down to the beach which is perfect for avoiding the busy roads and no need to get in the car too. There are so many footpaths from this house to enjoy the countryside and coast path alike.

Exploring this breathtaking coastal location is effortless, with lots of exceptional dining out to savour within walking distance, and the ideal family beach at Mawgan Porth on your doorstep. The Merrymoor Inn provides the perfect pub atmosphere, with a beer garden overlooking the beach and Catch Restaurant offers exceptional indoor and outdoor dining. For those that enjoy a walk before eating, we highly recommend the coastal path round the headland to Carnewas Tea Rooms at Bedruthan Steps for a well-earned cream tea or light lunch.

For a day trip out, the Eden Project is also easily accessible or for some high speed fun the St Eval Kart Circuit is less than 10 minutes' drive away.

"Twelve Steps has been our second home since 2006 and we have enjoyed many wonderful days with our children, grandparents and other family members on the beach, walking, sightseeing, go-karting and creating lovely memories."
