A lovely spacious property. Lovely garden. The same comment as last review (July) no shower in upstairs bathroom. And broken one downstairs. Steep walk to beach. But worth the walk. The food at The Catch was brilliant.

Up stairs bathroom had no mixer tap on bath so couldn’t wash hair , had to use an other bathroom for this.
And no Baking try’s for the oven.House was quite spacious and comfortable; plenty of crockery and cutlery lovely garden.

Twelve Steps is a delightful house with very comfortable accommodation. It is close to Newquay, Padstow and quite a few lovely beaches. We were a party of six adults, two small children and two babies. There was plenty of space for us all. The open plan living area is perfect for socialising and keeping an eye on little ones. The children enjoyed the delightful garden and we all had a wonderful time on the nearby beaches.

While the cottage is in an excellent location and is a great size for a large family or group of friends, some of the basics really let it down. There is broken sheets of glass (from a greenhouse or similar) in the garden so we could not let our children play unsupervised. The furnishings in the lounge are very tired. I know there is a high throughput of people and therefore wear and tear, but it would not cost very much (about a weeks rent!) to replace; especially as all of the furniture and fittings come from Ikea/Dunelm. The TV upstairs does not work, very frustrating with so many people/children as it would have been really handy. The kitchen is not really equipped for 10 (half a dishcloth! a small dishwasher, not enough mugs for everyone to have a cup of tea at the same time!) . All in all a few relatively small changes would make this worth the quite high price tag, otherwise there are much better options if you want a level of luxury/comfort.

Thanks so much for your feedback and we're pleased that you enjoyed the family space and location. The house is very popular and does inevitably experience some wear and tear, but we are working with the owner to plan reinvestment on a rolling basis. This year several of the carpets have been replaced (sitting-room, both ground floor twin bedrooms) and we're looking at upgrading the sofas for next year. Obvioulsy we were unaware of glass in the garden and the problem with the television, but had we known we'd have arranged for someone to come to sort them out (we've asked for these items to be addressed now). Lovely light spacious property in a quiet location with sea views. 1/2 mile to the beach/pub/shops. (which cater well for vegans)! Very well equipped with everything you'd need for a family holiday. But beware its very hilly to access anywhere and getting a buggy onto the beach takes two to lift it up and down. Beauitful coastal walks Never far to travel to attractions (Eden Project, Newquay Zoo)

Twelve Steps is in an excellent position for exploring the north Cornish coast. It is a spacious and comfortable house and well equipped. The sun shines on the garden most of the day and we had some stunning sunsets. However although there are some nice things about this cottage, in general the house and garden is in need of maintenance.

However, we're delighted to say that the living-room carpet is due to be replaced in the next few weeks, and some tidying of the garden is also planned imminently so that guests can really make the most of the suntrap position. Great place for a couple of families or large family to stay here or even party of friends. Plenty of room and not feel on top of each other. Great place for walks and easy access by car to all surrounding areas and beaches. Great holiday home.

We had a lovely 2 weeks in the cottage in August, the grandchildren enjoyed the beautiful wild garden and lawn. The adults enjoyed the quiet location and privacy and when the sun shone,sun loungers could be moved around the ample back lawn and patio area to catch it. The kitchen and dining area was excellent and we were spoilt with 2 lounges. We will come again.
