This house has many qualities; a family-sized holiday home-from-home with a games-room, a grown-up base for short breaks just a short stroll from the local shops and friendly pubs, and a year-round dog-lovers destination with exhilarating beach or tranquil riverside walks on offer and two safely enclosed courtyard gardens.
Set over two floors, this deceptively large property will amaze you. The living space includes a lovely dining-area, a deep L-shaped sofa in front of the wood-burner and a patio door to an inner courtyard.

One of just three properties created from what was originally an old antiques emporium, this lovely house has been refurbished to an exceptionally high standard. The ground floor rooms flow easily one from another and you will enjoy the thoughtful extras such as the music centre, card-table, books, games and toys.
Upstairs the three generous-sized bedrooms open onto a wide landing. Both the double bedrooms have luxurious king-sized beds, the master bedroom has a double-height beamed ceiling and a large en suite bathroom, and the second double bedroom is equally spacious. There is then a pretty twin bedroom and a family shower-room.
The first of the two courtyard gardens has a lovely barbecue-area and access to the separate games-room.
This is a lovely part of east Devon, close to the Dorset border with Lyme Regis just seven miles away. Colyton is situated in the Axe Valley and as the River Axe widens to meet the sea, there is a fabulous wild bird reserve. You can enjoy a special vantage point of the reserve, the river and the water meadows by taking the classic tram ride from Colyton to Seaton on the coast.
Nearby is the market town of Axminster where you can visit the River Cottage Canteen. Honiton is also well worth a visit, with some lovely cafes to rest your feet after browsing in all the antiques shops for which it is famous. The popular coastal villages of Beer and Branscombe are also close by.

A short walk from the cottage will take you to Colyton Tram Station, where you can take the Tram that follows the river Axe to the coast at Seaton. Dogs are welcomed.

The Donkey Sanctuary at nearby Salcombe Regis is home to hundreds of rescued Donkeys and Mules, delightful for all the family, admission is free.

Miller's Farm shop at nearby Kilmington is packed with local produce and holiday treats.

River Cottage HQ is on the border between Devon and Dorset, book for a special meal or enrol for a cookery class.

Beer is one of the pretty fishing villages or seaside towns to visit along the east Devon coast.

The Jurassic Coast is stunning - you might recognise this view from the television series Broadchurch!

Nearby Lyme Regis has something for everyone, Dinosaur and fossil museums, fishing trips, some great cafes, pubs and restaurants, or you may choose just to watch the world go by.

The Axe Valley - travel alongside the wild bird reserve on the tram from Colyton.

Seaton wetlands, enjoy the bird and insect life along the river Axe, only assistance dogs are allowed.
