A very spacious cottage all on the same level in a fabulous location just a few minutes walk down the hill from Boscastle Harbour where there are lots of facilities. The sun room warms up beautifully when the sunshines & it’s a pleasure to sit out there with a coffee admiring the view. The cottage is well equipped & tastefully furnished & was cosy in the winter evenings. Wonderful kind hosts who are on hand to help with anything you need but who fully respect your privacy. An absolute joy to stay at Kinsman & we look forward to returning.
Mr Chick September 2021
This is the perfect holiday cottage in beautiful surroundings. The owners, Jo and Nigel, are very friendly and helpful.
Ms McAllister August 2021
Pleasant and friendly hosts, well equipped kitchen and large light bathroom with good bath and shower. Nice views from terrace area.
Mrs Turfrey August 2021
I can highly recommend a stay at Kinsman cottage. Jo and Nigel were perfect hosts - warm, welcoming and on hand if needed. Kinsman Cottage is in such a beautiful spot in Boscastle, a lovely, serene cottage in which to stay. The view from the cottage is spectacular and feeds the soul and we particularly liked sitting in the sun room. Pubs and restaurants are within walking distance both in the harbour and further up from the village. The garden is a lovely feature and I had some nice chats with Jo and her sister, who was staying and is a gardener like myself. As we were due to move house the next week, we really needed some downtime and the stay at Kinsman cottage was just what was needed and as a bonus Jo gave me a couple of lovely plants from the garden to plant in our new garden - a lovely memento of our stay at Kinsman cottage.

The best property we have stayed in
Mrs Heron Watkins May 2021
Being regular visitors to Boscastle, we have stayed at a range of properties and Kinsman Cottage will be our first choice when we return. It was so lovely to sit in the sun room or on the terrace and take in the stunning views over the rooftops and valley, even in the rain! Jo & Nigel are helpful, friendly and discreet hosts who are clearly committed to enabling guests to have the perfect holiday accommodation. Well-equipped with a tasteful interior, the cottage is comfortable, quiet and spacious with a lovely, well-cared for garden. It was a bonus to be able to leave the car and walk down to the harbour or up to Willapark and the coast path. A place that's very difficult to leave...we very much look forward to returning.
Mrs Claxton April 2021
A lovely cottage in a beautiful location. Jo and Nigel, the owners, were very welcoming and nothing was too much trouble. They had considered everything and were keen to know if there was anything they could do to improve further. We loved the different places to sit outside and were fortunate to be there when the weather enabled us to make full use of them. We definitely recommend this property to other couples who enjoy a peaceful location with easy access to the coast path and the delightful village of Boscastle.
Mr Davies October 2020
Fantastic, relaxing, romantic getaway. With the added bonus of helpful hosts, who after meeting and greeting, helped with our bags as I have just had major surgery. Also after talking with us on the down, booked us a place in a fab restaurant. Great location and cottage, pictures don't do it justice. Dog loved the enclosed garden. Fantastic for coastal walks and inbetween two restaurants. Will be back.
Mr Cotton October 2020
We loved the welcome from owners and the cream tea was a lovely gesture. The cottage had everything to make it a lovely comfortable holiday.
Mrs Robinson August 2020
The cottage and owners were great, the customer service from the company was disappointing.
Mrs Williams July 2020
Very pleasant week at Kinsman Cottage. Friendly, welcoming owners including their lovely dog Louis! It is well equipped and comfortable, we made a lot of use of the sunroom with its lovely views across the valley. Secure garden that our dog appreciated too. Lots of lovely walks from the doorstep, although be prepared for lots of hills (this is North Cornwall after all!) Good local pubs doing food & all managing the social distancing rules well.
Mrs Lock November 2019
Fabulous! Cottage is well equipped, clean and cosy on cold winter nights. Exceeded expectations. We met Jo, the owner, who was on hand if required but leaves you to your own devices - just how we like it. Thoroughly recommended!
Mr Horn October 2019
Perfect cottage in a very beautiful location.
Mrs Macey September 2019
We can't recommend Kinsman Cottage highly enough. The accommodation was extremely comfortable, and equipped with everything you could need. I normally take washing-up-liquid, soap, toilet roll, washing tablets etc. but I needn't have bothered, it was all there to make our visit as convenient as possible. The accommodation was spotlessly clean and the enclosed garden was perfect as we didn't have to worry about the dog running around outside. The sunroom is a delight in the morning to sit and have a cup of tea; there is a pergola/seating area at the bottom of the garden to catch the sun, literally everything has been thought of to make your stay as enjoyable as possible.
The position of the cottage is perfect, you can walk up the hill to 'The Napoleon', the food is lovely and the staff friendly. If you go down the hill you have several choices, all were good. The food at the Cobweb is very good, but we tended to prefer The Wellington as it had more space for the dog. The cottage has private parking which made it easy to enjoy going to all the many places there were to visit in the area, knowing you have somewhere to park when you return. There are too many great places to visit to mention, but our favourite was St Nectans Glen, an enchanting walk to visit a stunning waterfall.
When we arrived the owners came down to meet us, they stressed that anything we needed we just had to contact them (they live above). They left us alone, but when we needed them to sort out the heating for us, they couldn't have been more attentive and helpful. They are by far the most welcoming owners we have encountered. Although they haven't lived there long, they have a wealth of information about the area, where to walk, to eat etc.
We will definitely be visiting again as there are too many things to do in a week and without doubt we will stay at Kinsman Cottage - that's if there are any vacancies as I am sure it will be ever more popular.
Mrs Walsh August 2019
We had a lovely stay at Kinsman Cottage. Jo & Nigel were very friendly and so helpful with advice on local attractions and looking after anything we required. The cottage itself is in a peaceful location but ideally situated just a short walk to the harbour, pubs & restaurants. The cottage is cosy and homely with all the amenities you need; a real home from home. We’d definitely recommend staying here.
Mr Faria August 2019
We are sorry to have to make some negative comments on Kinsman Cottage but they really are our honest feedback to hopefully help get things improved. The main issues we had were the huge steps up to the garden and the TV not working properly.

Thank you for your comments. There are steps leading from the parking space up into the beautiful gardens and further steps leading to the front door of the cottage as you found. The elevated position of the cottage and gardens really make the most of those lovely views over the Jordan Valley, though we're so sorry that your little dog struggled with the ascent. If you're looking for something a little more on the level in the future please do get in touch and we'd be happy to help. We've also noted you had some trouble with the TV and we'll certainly forward this to the owner for attention. Bryony, Customer Support
Mrs Brinklow August 2019
The owners were very lovely and helpful and happy to help in any way possible. They made us very welcome.
I liked the fact that the owners greeted us when we arrived and left milk and treats for us on our arrival, and said goodbye to us when we were leaving and if they could help more they wanted to know any time during the week. You don't get this with all owners.
Mrs Barber August 2019
We have had an amazing week at Kinsman cottage, we were made to feel very welcome by the owners. The cottage and the surrounding area are beautiful and photos cannot do it justice. Perfect location just a little walk to the centre of Boscastle but also just away from the centre to allow wonderful views.
Ms Berg July 2019
We had one of our best holidays! It was a beautiful cottage, in a superb location and the owners were such wonderful, kind hosts. It was very special and we hope to come back.
The cottage was absolutely clean and in a perfect condition. We felt very much at home. Little well thought of details of equipment made it easy to plan days out and about. The garden and view were beautiful. Everything was what we could wish for, a relaxing holiday to completely unwind and enjoy nature and friendly people. All had been made easy and comfortable for us and we felt very much welcomed.
Mr Chaplain June 2019
Kinsman Cottage is a very rare find and we had the most amazing time there. The hosts were so lovely and the location was just so perfect with fantastic views. The property is very stylish and extremely clean. It was truly from home to home.
