This is a comfortable and spacious holiday home - perfect for larger parties. Coastal walks, beaches and pubs all easily accessible by foot or short car drive. Would thoroughly recommend and we would hope to return.

The cottage itself overall was lovely but there are many little bits that need to be addressed, especially for the price the owners are asking for a week here.

The photos on the website were very misleading. The photos made it look like every room was very bright and welcoming when in actual fact 3 of the 4 rooms downstairs are very dark and have 1 or 2 very tiny windows. The pictures on the website have been lightened and all the lights turned on to make the rooms look like bright daylight floods the room, this is very much not the case!

Also there were no pictures showing the Velux windows in the upstairs room, which I would not have stayed in had I had known as when it rains, these types of windows are extremely loud. The courtyard and the garden out the back are in desperate need of looking after and maintaining as they looked very tatty and run down. More lamps are also needed inside the main family room so the stark overhead lights don’t always have to be used.

The lamps in the tv room were sufficient but we’re not checked before we got there and so one of them wasn’t working. The light switches themselves, even though some are labelled are extremely confusing throughout the whole cottage which I have seen other people mention on here. All lights switches need to be labelled when you have multiple switches for the same lights!

There were a lot of cobwebs behind the bath in the upstairs bedroom along the floor and walls and up the bath, there was food found under the sofas which our dog found, and a lot of the plates, bowls etc had to be rinsed out before we used them. Also trinkets and other things were found under the beds in the downstairs rooms so the 6 hours between the last people having to leave and the new people arriving so the house can be cleaned is obviously not being used to it’s full extent.

There also seems to be a problem with the communal upstairs toilet leaking and also there is an issue with the downstairs shower flooding with dirty water when the bath in the room next to it (the two rooms off the main foyer) is emptied.

The sofas in the main family room and tv room very much need to be upgraded and soft close toilet seats would be a boon!

A welcome book giving all the info you need regarding WiFi, bins, heating controls etc in one place would be a good addition instead of having info dotted around the house in different areas.

I think with the amount being charged, a minimum of £1800 per week, these issues could be addressed very easily. When you are paying a premium price, you expect the little details to be looked at and resolved. I was quite disappointed after having our holiday price upped after the first delay due to COVID restrictions, with the reason given that improvements were made over that time, yet all these issues still exist. What were these improvements?

All in all, apart from these issues the cottage is nice, the view is spectacular and if these issues were sorted

We really appreciate you taking the time to share your thoughts. We're sorry that you felt the photos were misleading; whilst obviously we want to show the property at its best, we are very concious of not giving an inaccurate impression. We do show the small windows that are typical of a barn conversion such as this, but we're sorry that you felt this could have been clearer. We are pleased that you found the property lovely overall. This cottage has Spectacular views and we enjoyed sitting on the balcony enjoying a meal/ drinks . We found the location is remote but once we got used to the lane found our way around with ease. The kitchen is well equipped and has a big fridge/freezer . The village has a shop but we got a food delivery sent to the cottage. We had a lovely holiday in Cornwall

We have given Upton Mill three stars because we feel that they do need to address some issues. The house is beautiful and on the whole it is very well stocked. You do have to be a confident driver on the narrow roads but that's part of Cornwalls charm. The views from upstairs are amazing and although the weather could have been kinder, the balcony was well used.

Thank you for your lovely comments. We're so delighted that you enjoyed this spacious property and loved the balcony watching the sunset. Your suggestions for improvements are really helpful and we will pass these on to the owners. Julie, Customer Support

Outstanding views over the coastline; very spacious and comfortable accommodation.

Amazing property, well equipped with stunning views.

We would definitely book the property again.

A fabulous house in a lovely part of Cornwall.

I believe this accommodation to be of the very best Cornwall has to offer, however if you are not used to, or uncomfortable in reversing your vehicle back up narrow country lanes where grass grows in the middle in places, this gem may not be for you.

Thanks for reviewing Upton Mill - it's great to hear you had a wonderful holiday overall. We appreciate that some of our properties are located a little 'off the beaten track (though we're sure this adds to the character and charm!). Cornwall does has have a vast network of narrow little country lanes which can take a little practise, but all worth it in the end we feel when you get to come across places like Upton Mill! Stunning location

We loved our stay at Upton Mill - a fantastic property in a super location. Loads of space & comfort, & lots of lovely little touches that made it feel like home!

Such a wonderful choice! The house is a lot bigger than the website seems to suggest and there was plenty of space for 6 adults and 3 small children to spread out and relax. The luxurious bedroom upstairs serves as a peaceful bolthole, away from the nocturnal disturbance of tiny guests. The room is so cosy when the wind is howling round that corner of the building and the rain is lashing against the skylights. (Yes, even in August!) We enjoyed watching spectacular sunsets, though wish the weather had been kinder so we could have enjoyed meals out on the balcony and played in the garden. The décor is beautiful and we enjoyed choosing our favourite artwork from the many displayed around the house. The house has so many stylish touches, yet is also relatively child-friendly. We would love to return, though hope to be greeted by less saggy, woebegone sofas next time! (The only downside to this house.)

Beautiful large, comfortable house with spectacular sunsets

A good location. Fabulous views from the decking. Housekeeping/maintenance could have been more diligent. Watch out for the lane, it gets very narrow in places. Trebarwith Strand beach is excellent as is the Cafe and the Port William Pub.

Upton Mill is a fantastic holiday home. It’s a wonderful space for a group to spend time together and has views to die for. The house is well equipped, beautiful fully decorated and most importantly, feels like home from home and so makes for a very relaxing holiday base. We’d happily return for another holiday here.

We stayed at Upton Mill with 3 more couples to celebrate my husband's 50th birthday. We had the best time ever. As soon as we opened the front door it felt like home and catered for everybody's needs. The complimentary wine, beer and biscuits were a lovely touch, even fresh milk in the fridge. Exceptionally clean and well presented with breathtaking views an added bonus. Idyllically located for walks and trips to local tourist hotspots such as Port Isaac, Boscastle and Tintagel. This is the perfect cottage to celebrate and enjoy whatever the occasion and would love to return one day.

This was an absolute find, a beautiful house with fantastic views and equipped with everything you could possibly want. The accommodation was spacious and seemed to have an atmosphere where you could relax the minute you stepped inside. The decor was just perfect and as a party of 10 adults celebrating a silver wedding anniversary we had the most wonderful time here

This was a really fabulous cottage. Beautiful both inside and out. Spacious and well thought out, perfect for a gathering of 10 adults. Lovely views. Well equipped.

Idyllic accommodation in a beautiful part of the country , well equipped with every comfort to ensure a great holiday whatever the weather !

Excellent stay, property beautiful, easy access to other places. Had a wonderful holiday and house made it for us all. Would book again.

We spent the first three days marvelling at our surroundings. Staying here was what made our holiday so fantastic. Thank you!

Beautiful, well-equipped property in a wonderful location; we'd love to go again.

Suited us all very well in spite of the weather. Heating was very welcome.

This property was stunning the interior was gorgeous and the view was unbelievable. The beds were top quality comfort with feather duvets and good pillows. The kitchen was well stocked with all the essentials you may need including dishwasher tablets, washing liquid, cling film, foil, Tupperware s and a welcome pack of goodies. It's the little touches like enough toilet rolls, gorgeous local body washes and the draws had smell bags too all Devine. The only negative are the sofas are a bit old which let it down but only slightly!

I would give the Cottage 5 stars if all the issues that occurred had not occurred, but 4 stars given these issues. I should add that the staff at Classic Cottages were first rate and took steps to resolve issues almost as soon as they were reported.

This is a cosy but spacious cottage. The décor is outstanding & the views are to die for. We saw a beautiful sunset even though it was the end of October. Will visit again.

Lovely place ideal for a family getaway

Outstandingly well equipped and comfortable accomodation for a large family benefiting from a recent balcony and patio extension that enables enjoyment of the superb sunset view to the west. Extremely well maintained and managed just returned from a visit for our 6th year in succession and already booked in, again for 2017.

Spacious, ideal for large group. Balcony a great addition and should be featured more strongly.

Wonderful spot to enjoy Cornwall at its very best, incredibly well stocked and decorated .what a find!!!!

Accommodation was spacious, generally well equipped, light and airy, although the twelve light switches at the top of the stairs were challenging when trying to find the right light for a specific area of the sitting area and kitchen!

We loved the view, were very lucky with the weather and the location was very handy for exploring North Cornwall. The property delighted us and exceeded our expectations in size, comfort, cleanliness, equipment provided and the lovely view from the garden. Our booking was made at short notice (just 6 days before arrival) and the booking was quick, easy and confirmed by post 2 days later. It was our first experience of bookign a holiday cottage and we were blown away with the property. lcoation and equipment - top quality. Absolutely delighted with our 5 day break. Wish it had been longer and we will definitely use Classic Cottages again when holidaying in the South West. Many Thanks.

Delightful well appointed comfortable cottage in a great location. Will certainly return and have recommended it to friends.

The accommodation is first class and is idea for a large party. Highly recommended
