5 Valency row is a lovely property that exceeded our expectations. We stayed in the winter and the cozy cottage atmosphere was superbly balanced with the modern, well equipped kitchen and wonderful bathroom with its power-shower.

Ideally located, in the heart of Boscastle, an ideal property for a small family.


Great little cottage in a very central but quiet part of the village. Really well fitted out with thoughtful decoration and furnishings and very clean throughout. Great terraced garden at the back with nice views and plenty of sun.


A wonderful location, with stunning coastline views & walks. The cottage is a blissful place to chill & relax, that has been tastefully renovated to a very high standard. Local amenities are absolutely splendid, with good local shops, pubs & restaurants, often with live music. Thank you Boscastle for a fabulous week.


We felt very privileged to be the first guests staying at this gorgeous cottage.

The first thing that struck us was the location. Tucked away in a cobbled street immediately behind the main road running though the village means you are close to all the amenities but away from any noise. The cottage is a stone’s throw from two shops, several pubs and restaurants and, of course, the amazing Elizabethan harbour.

Boscastle is postcard picturesque. The scenery and coastal walks are absolutely stunning.

The cottage itself is simply gorgeous. Considerable thought has gone into the decor with a perfect blend of old and new. The cottage has been completely renovated to an extremely high standard. We loved the kitchen (small but perfectly formed) and bathroom. The living room was very comfortable with a log burner and Smart TV (albeit with no terrestrial TV).

The main bedroom is of a good size but the twin second bedroom a bit tight. We have two teenage boys who didn’t seem to mind but two adults may struggle for a long stay. This wouldn’t put us off staying again, as a family, but do bear in mind if you are two couples.

Outside, steps take you up to a terrace overlooking the rooftops. Perfect for a sundowner.

The only slight issue is there is no private car parking. However, don’t let this out you off. The main car park is a one minute walk and costs just £5.80 per day. It is free between 5pm and 10.00am and you can renew via the JustPark app. There is also free parking on Old Road (also a one minute walk away). You can also drive down the lane to load and unload directly outside the cottage.

The highlight of our stay was taking the coastal path from Boscastle to Tintagel (and seeing the castle) via St Nectan’s Glen.

Then coming back to the cosy cottage to unwind with a pint of Rattler.
