The cottage kitchen is on the ground floor with direct access to the upper terrace area.
Bedroom 1 is on the lower ground floor with direct access to its own terrace area.
The view is very special.
The kitchen is well-equipped for all you need to rustle up a feast.
The view stretches across the beach to the village's iconic village hall and clock tower.
Double aspect the kitchen is light and airy.
Erica is set over four floors to make the most of the view. The open-tread stairs are a little steep and may not be suitable for all.
The sitting/dining-room is on the first floor.
The dining-area takes pride of place soaking in that view.
The cosy sitting-area with its toasty wood-burner makes this a great retreat all year long.
Bedroom 1 on the lower ground floor has a super-comfy king-size bed.
Steps lead out from bedroom 1 to a utility-area, shower-room and the stairs to the upper floors.
The shower-room is situated on the lower ground floor.
The bed in the second bedroom is adorned with lovely linens.
The view is framed perfectly in the second bedroom.
The second bedroom has an en suite cloakroom with a hand-basin and WC. Please note there is limited access to one side of the bed.
Erica sits in the heart of the twinned villages of Kingsand and Cawsand.
You are so close to the sea the sound will send you to sleep at night.
The Old Bakery Cafe is opposite Erica - how convenient is that, you can smell the bread as it's baking!
The old Devon/Cornwall border sign which used to run between the two villages - there is now a more obvious border - the River Tamar.
The villages have a great choice of places to eat and drink. The Halfway House is only a few yards down the road. On a Wednesday night you might hear the Halfway Harmony singers singing a tune or two.
The villages of Kingsand and Cawsand are utterly charming.
Another pub in the village offering good old traditional hospitality.
At low tide there is a large expanse of beach - your four-legged friends will simply love it.
Watch the comings and goings of the water.

Great spot, sheets clean, lovely layout of house. Shower obviously been blocked for some time as there was a plunger in there. No drainage. Overflowed running into bathroom and bedroom. We left a day early as we could not face the flood waters a 3rd time. There were rusty broken fishing rods, empty planters outside, rusty furniture, old buckets, a propeller, an old sock. The whole place was deeply dirty - the surface had been cleaned but under sofa in corners etc looked like not cleaned or decorated for 20 years. No microwave. It would have been good to be more explicit. We couldnt cook the food we brought. It would also be good to be explicit that there are no internal doors, especially on bedrooms. There was old food in the cupboard and in the freezer. Plates bowls, cutlery and frying pan were dirty....

The most perfect location , very peaceful and the views a real tonic to wake up to ! Enjoyed every minute. The cottage was very well supplied .. literally everything we needed .. and more ! Games , rugs for the beach , a little canoe . Only negative are the 4 floors but that’s the price for the views from every room - 2 patio doors and terraces and even a large picture window in the lounge which fully opens ! ...

The weather not so good but it doesn’t matter when you have such a wonderful view and surroundings. Just heaven to listen to the sea, you’re so close.
