You can enjoy the view from every room.
The cottage kitchen is on the ground floor with direct access to the upper terrace area.
Bedroom 1 is on the lower ground floor with direct access to its own terrace area.
The view is very special.
The kitchen is well equipped for all you need to rustle up a feast.
The view stretches across the beach to the village's iconic village hall and clock tower.
Double aspect the kitchen s light and airy.
Erica is set over four floors to make the most of the view. The open-tread stairs are a little steep and may not be suitable for all.
The sitting/dining-room is on the first floor.
The dining-area takes pride of place soaking in that view.
The cosy sitting-area with its toasty wood-burner makes this a great retreat all year long.
Bedroom 1 on the lower ground floor has a super-comfy king-size bed.
Steps lead out from bedroom 1 to a utility-area, shower-room and the stairs to the upper floors.
The shower-room is situated on the lower ground floor.
The bed in the second bedroom is adorned with lovely linens, cushions and throw.
The view is framed perfectly in the second bedroom.
The second bedroom has an en suite cloakroom with a hand-basin and WC. Please note there is limited access to one side of the bed.
Erica sits in the heart of the twinned villages of Kingsand and Cawsand.
You are so close to the sea it will send you to sleep at night.
The Old Bakery Cafe is opposite Erica - how convenient is that, you can smell the bread as it's baking!
The old Devon/ Cornwall border sign which used to run between the two villages - there is now a more obvious border - the River Tamar.
The villages have a great choices of places to eat and drink. The Halfway House is only a few yards down the road. On a Wednesday night you might hear the Halfway Harmony singers singing a tune or two.
The villages of Kingsand and Cawsand are utterly charming.
Another pub in the village offering good old traditional hospitality.
At low tide there is a large expanse of beach - your four-legged friends will simply love it.
Watch the comings and goings of the water.

A beautifully furnished property in a wonderful location. Kingsand and Cawsand are a charming pair of villages. There are also plenty of other interesting places to visit in easy reach, such as Port Eliot and Antony House. We had a wonderful week, and we will be back....

Lovely little quirky cottage. Needs a few little upgrades and tweaks to make it even more comfortable . ( read description carefully) . The location is INCREDIBLE! Even better than the photos. Good value for money and almost perfect

Erica is in a brilliant location to enjoy this lovely area. Wonderful sea views. Enjoyed walking around all the little streets and beaches. Good meals at the Bay Bar and the bakery opposite Erica was lovely. Booking process and communication all good. The new kitchen was lovely. The sitting room was cosy. The master bedroom could easily be transformed by touching up the stained paint work on the ceiling and walls from previous water leaks and replacing the left hand patio window onto the balcony as the double-glazing seal is broken obscuring the view, which is one of the properties USP’s. Having two balconies over the water is fantastic so a general spruce up out here along with a bit more attention to general hygiene stardards inside this lovely, quirky property could easily elevate it to another level. ...
