Bedroom 1 is on the lower ground floor with direct access to its own terrace area.
The view is very special.
The little galley kitchen is well stocked.
From the kitchen the large windows open up leading you out to the higher decking area.
A lovely corner in the kitchen to have your morning coffee.
The sitting/dining-room is on the first floor.
Erica is set over four floors to make the most of the view. The open-tread stairs are a little steep and may not be suitable for all.
The dining-area takes pride of place soaking in that view.
The cosy sitting-area with its toasty wood-burning makes this a great retreat all year long.
Bedroom 1 on the lower ground floor has a super-comfy king-size bed.
Steps lead out from bedroom 1 to a utility-area, shower-room and the stairs to the upper floors.
The shower-room is situated on the lower ground floor.
The bed in the second bedroom is adorned with lovely linens, cushions and throw.
The view is framed perfectly in the second bedroom.
The second bedroom has an en suite cloakroom with a hand-basin and WC. Please note there is limited access to one side of the bed.
Erica sits in the heart of the twinned villages of Kingsand and Cawsand.
You are so close to the sea it will send you to sleep at night.
The Old Bakery Cafe is opposite Erica - how convenient is that, you can smell the bread as it's baking!
The old Devon/ Cornwall border sign which used to run between the two villages - there is now a more obvious border - the River Tamar.
The villages have a great choices of places to eat and drink. The Halfway House is only a few yards down the road. On a Wednesday night you might hear the Halfway Harmony singers singing a tune or two.
The villages of Kingsand and Cawsand are utterly charming.
Another pub in the village offering good old traditional hospitality.
At low tide there is a large expanse of beach - your four-legged friends will simply love it.
Watch the comings and goings of the water.

Beautiful cottage in a wonderful location overlooking the sea. Classic cottages went over and above to make sure everything was perfect for our stay.

This was our 4th visit so we knew what to expect, save for the weather! Several issues were dealt with locally and with the help of Classic, quickly and effectively without a fuss and intrusion on our stay.

Enjoyed yet another stay in this marvellous house in fantastic location. I'm sure we will return again.

Lovely quirky cottage - do read the descriptions carefully - in a fantastic position.

Stunning views from two separate terraces overlooking the sea - the position and view of Erica is excellent. The beds were very comfortable and the property spotlessly clean. However, we were disappointed with the overall condition of the property which would benefit from a facelift, in particular the kitchen. This is not the property for you if you have any mobility issues as the three staircases are narrow and steep. In addition, if the weather is inclement rendering the terraces unusable, the property does not have adequate inside space for four people, for example there is only comfortable seating for three in the sitting room. ...
