The farmhouse has a stunning contemporary kitchen with a range cooker, a huge sociable island and gorgeous stone flooring.
There is a 'formal' dining-room in one of the panelled reception rooms, complete with a huge inglenook fireplace with open fire.
This light-filled oak-framed dining-room seats all 12 guests easily. There is direct access outside too.
This is the sitting-room with a wood-burning stove, deep comfortable sofas and a lovely warm atmosphere.
Such a lovely spot for dining al fresco.
There is a superb range cooker in the original inglenook fireplace.

As well as the gardens around the farmhouse there is a small meadow and a little bridge over the river (please supervise children at all times).

The outlook from this bedroom is of the near end of the farmhouse as you approach down the lane.
The shower-room is shared by the blue double bedroom and the lower ground floor bedroom.
As with the family bathroom, this is a lovely contemporary room.
There's a handy utility-room.
This is the lower ground floor bedroom that can sleep three guests in three single beds, two of which can be pushed together to create the effect of a double if required, however, they are not 'zip and link' beds.
The other single bed is in the corner of the lower ground floor bedroom.

This is the harbour at Lyme Regis - there is a lovely sandy beach here too.
There is a huge sandy beach at Exmouth if that is what your children prefer - though there is also plenty of sand at Lyme Regis too.
The stunning Jurassic Coast is just a very short drive away from Buddlewall.

We found Buddlewall an exceptional beautiful property to stay in, it was ideal for us and in an amazing location. It exceeded expectations. The outdoor spaces and inside areas excellent. The whole place was beautifully prepare, clean and well resourced for a family stay. Lots of children toys and games very helpful as well. We would definately recommend Buddlewall to family and friends and look forward visiting again sometime in the future....

Ten of us stayed at Buddlewall for our annual Bookclub weekend away. It was one of our top favourite places that we have stayed in (the 10 of us have been going to cottages such as this for 25 years). Beautifully clean, very comfortable, a really well equipped kitchen, fantastic space, amazing location. Classic cottages (and the housekeeper) made the booking and experience in the house really easy. We really could not have asked for more....

The perfect property for large groups or families and it's a short drive away from many tourist spots and major towns. The kids had tremendous fun playing hide and seek and frolicking in the gardens. Tastefully decorated and very well maintained. Memories were made in this house. Thank you for making our stay here very pleasant. We hope to come back to this amazing house someday....

The house was ideal for our four-family week-long break. Luxurious bedrooms, large well-equipped kitchen and extensive lawns for badminton etc. totally recommend as a relaxing, peaceful location 15 minutes from shopping in Axminster and 30 minutes from beaches....

We spent a week at Buddlewall and we could not have wished for a better time. The house is set in a very quiet spot which was also a great place from which to set out every day and enjoy the many local walks and a 25 minute drive to a variety of beaches. As we had two dogs and a young baby (16 months) we were very pleased that the house had a 'lived in' feel to it which meant that whilst obviously still being respectful of the property we didn't have to worry to much and could relax and enjoy the house and gardens. I can't think of a single thing to complain about and would definitely be very happy to return, that statement tells you all you need to know. ...
