Buddlewall is an historic farmhouse with vast amounts of character and really lovely gardens.
The farmhouse has a stunning contemporary kitchen with a range cooker, a huge sociable island and gorgeous stone flooring.
This light-filled oak-framed dining-room seats all 12  guests easily. There is direct access outside too.
There is a 'formal' dining-room in one of the panelled reception rooms, complete with a huge inglenook fireplace and open fire.
This is the sitting-room with a wood-burning stove, deep comfortable sofas and a lovely warm atmosphere.
This is the wonderful view down over the farmhouse from the gardens at the rear.
The kitchen is equipped as a true home-from-home.
There is a superb range cooker in the original inglenook fireplace.
This dining-room still has its historic wooden panelling.
Buddlewall will make a family celebration a wholly memorable experience.
Eating in the garden-room is just as much fun, especially on a summer evening.
End the day in the fabulous sitting-room. There is a cupboard full of games and DVDs for you to enjoy.
This is the other side of the main sitting-room. The stairs lead up to the master en suite bedroom.

As well as the gardens around the farmhouse there is a small meadow and a little bridge over the river (please supervise children at all times).

There are some lovely pieces of antique furniture that add to the character of this happy family holiday home.

Linked by a door to the master bedroom is this family room with a double and a single bed. This room also has separate access from the central staircase.

This lovely single bedroom looks out to the front of the farmhouse. The family bathroom is across the corridor.
The very stylish family bathroom (the bath is up one step from the rest of the bathroom) is a brand new addition to the farmhouse.

This double bedroom has access to the landing with the family bathroom as well as to the shower-room on the other side. The ceiling is part of the amazing character of this farmhouse!
The door to the right leads to the landing with the family bathroom and the door to the left leads to a little landing and stairs to the shower-room and the lower ground floor bedroom.
This bedroom looks out to the back of the farmhouse.
The twin bedroom, as with all the rooms, is peacefully decorated.

The outlook from this bedroom is at the near end of the farmhouse as you approach down the lane.
The shower-room is shared by the blue double bedroom and the lower ground floor bedroom.
As with the family bathroom, this is a lovely contemporary room.
This is the lower ground floor bedroom. This room sleeps 3 guests in 3 single beds, two of which can be pushed together to create the effect of a  double as in this picture. They are not 'zip and link'.
The whole atmosphere at Buddlewall is so welcoming, friendly, comfortable and above all memorable.
The other single bed is in the corner of the lower ground floor bedroom.
The farmhouse has an enclosed front garden and plenty of parking either to the side of the little no through lane or in the driveway to the side of the house.
The little meadow and river are just across the lane so if you don't want to take to the car you can explore from your doorstep. There is a public footpath here too.
This is the harbour at Lyme Regis - there is a lovely sandy beach here too.
The stunning Jurassic Coast is just a very short drive away from Buddlewall.
There is a huge sandy beach at Exmouth if that is what your children prefer - though there is also plenty of sand at Lyme Regis too.
The Jurassic Coast is just waiting to be explored. This is the beach as it stretches away from Burton Bradstock.

Absolutely beautiful cottage and even better than the pictures. We loved our stay there. If you are going with a large group of adults please consider taking your own wine/champagne glasses are there weren’t enough for 9 of us, otherwise it’s the perfect house.

A beautiful cottage in an idyllic location. Very well equipped and very comfortable. Beautiful timber framed conservatory and lovely wood burning fire. The housekeeper was very helpful with our requests. We found some great places to walk the dogs. Will definitely be looking to book in the future.??


We have stayed at Buddlewall for two years now and thoroughly enjoy the house and its surroundings. Although tucked away in the countryside it is only 3 miles to Axminster with Lyme Regis, Charmouth and Beer within easy distance. The quiet area is great for children and dogs to wander safely and freely and the accommodation is excellent with really comfy beds. All in all a wonderful place to stay.

A fantastic place for a cosy, warm winter holiday, celebrating with a group of friends. Plenty of room to be together, and apart. The large, well-equipped kitchen lends itself to great cooking and convivial conversation. We particularly appreciated the beautiful timber-framed conservatory, great for meals, and games! The wood-burning fire in the sitting room created a relaxed ambience.

Buddlewall was a wonderful place to stay for our annual family holiday. Location was wonderful and something nearby to satisfy all three generations of our family. House was well equipped and clean with a lovely amount of space


Good cottage for a large gathering of family and friends. Very spacious and clean. Beautiful gardens and outside space, including picnic meadows. Enough parking space for five cars. Table tennis and croquet equipment provided. There were, however, several broken and missing items, which was rather disappointing. Customer service was prompt and efficient and the reported problems were dealt with quickly. The WiFi signal is poor and only works in a few areas. It is almost impossible to get a mobile phone signal anywhere inside the house - fine if you don't need to work while on holiday! The garden table is too small for 12 people, so eating outside wasn't an option for us, unfortunately. The conservatory dining room was a good alternative though, and we tended to eat there. The shortcomings are easy to put right, and on balance we would stay here again.

Charming, spacious cottage in a quiet location. Well equipped and very comfortable. Suited us well when celebrating our Golden Wedding with our children and grandchildren.


Buddlewall is a beautifully refurbished farm house which gives the perfect balance between a traditional property with modern facilities. The countryside surrounding the house is stunning beautiful and tranquil and within easy reach of the coast. We thoroughly enjoyed our stay here.


We loved our stay at Buddlewall. If you want a peaceful location for a true break yet be near to lovely towns and beeches it’s perfect. The gardens are immaculate and spacious. The house is full of character and the kids had endless fun playing hide and seek among the 3 stair cases and interconnecting rooms. All of us, from ages 4-87 had a fab time! The owner was also very kind and understanding of some health problems with our party and offered us some flexibility on the booking which we were extremely grateful for. The Classic Cottages team also went out of their way to help. Couldn’t have asked for a better weekend!

We really enjoyed our stay at Buddlewell and found it a very comfortable house for the 10 of us, including 4 children. The surrounding gardens and stream are beautiful, with a top garden that is big enough to play on. There is plenty of space in the house for everyone, and the kitchen and garden dining room in particular worked very well for us all. The surrounding area is lovely with lots of things to do. I would definitely recommend this house for a family holiday.

Most impressive property - lots of room for the children. The kitchen was amazing and well stocked with equipment required as we cooked at home every night.

The Surrounding countryside was lovely and we found a nice circular walk from the property over the bridges into quiet country lanes.

Buddlewall is a beautiful old farmhouse, full of charm and character. It is incredibly spacious, perfect for a big family get together. The layout and many rooms and hidden corners lent themselves to many fun games of hide and seek for the kids. It is decorated to a very high standard with modern fittings blending in beautifully with the antique furnishings. The surrounding gardens, rivers and countryside are a perfect getaway and many lovely walks can be found right from the door. We will definitely be staying here again!


What an absolutely lovely farmhouse. I have never stayed in such a spotless property before, being coeliac and dairy intolerant I usually have to clean everything in the kitchen including drawers as crumbs get into them, not here. There were 10 of us but so much space, especially in the kitchen where several of us could prepare meals and not get under each others feet. The photos don't do the farmhouse justice and seemed larger. We loved the different levels, the character, the beams which we knew about (although the 3 tall adults did bump their heads a few times ??) and the three staircases were fun getting used to and also handy so as not to go through each others rooms. The beds were all very comfortable and enough bathrooms to accommodate all of us. The table tennis table was used everyday (we also took extra bats to play doubles) and there was space for our badminton net on the top flat part of the garden. The peace and quiet of the surrounding area was just what we needed and there were some lovely walks. We all highly recommend the farmhouse, didn't want to leave and will certainly book again in the future. Thank you Buddlewall for a truly lovely break ??

A lovely place with a real sense of history. We particularly liked the location hidden away in a maze of small, forgotten lanes and next to the ancient ford across the river. Good for running and cycling, either circular routes along local lanes and footpaths, or one-way to Axminster or Lyme Regis.

The house was interesting and comfortable - much of our time was spent in the conservatory dining room which linked well with the adjacent living room for children to play in. The various levels of garden were enjoyable too.


It surpassed our expectations. As the weather was not so good, we got to spend a lot of wonderful time in the cottage. The kitchen was particularly good. When the weather did cheer up, we found the cottage to be in the perfect location to explore the delights of the Jurassic coast and the beautiful East Devon/West Dorset scenery. Our dog loved it too. Would highly recommend it.

Buddlewall is a gorgeous, spacious, well-equipped old house. Full of character, it's in a blissful, rural location. Perfect for a large gathering of family and/or friends.


Buddlewall is in a fantastic location: at the end of a very quiet lane. The quiet and space is so restorative, and it was a joy to walk straight out with our dogs on to various footpaths. The local countryside is beautiful, and there are several long distance footpaths to explore as well: Wessex Ridgeway, Monarch's Way and others.

We were only one family, with two teenagers, using the house and it was a luxury to have so much space for us all to spread out and have plenty of space with so many rooms. The oak-framed new dining room, with its big windows all round, is very nice.

The garden is bigger than the photos show, and has beautifully kept flower beds at front and back.


the house was in a lovely location, warm, welcoming and perfect for a 3 generation family get together... no one wished to leave!

We all had a superb weekend break and loved Buddlewall. Thank you. We are going to stay again. Kitchen was stocked to an excellent standard which as cooks we were over the moon about. Loads of space and privacy. It was an excellent set up for us with babies. Bathrooms lovely and bedding great! I asked for feedback and the whole party said fabulous! Only a couple of small things, but not complaints. Please could you put a booster on the Wifi as when all on it it kept falling out - and is there a key to the garden door to the downstairs bedroom please? Otherwise really marvellous.

Fabulous property with plenty of space for a family gathering or group of friends. Bedrooms comfy and lashings of hot water. Dog loved the large garden and walks on the doorstep.


Magic for families


This is a wonderful place to stay and we all thoroughly enjoyed our stay. The beds were very comfortable, the dining arrangements very flexible and the gardens were lovely. We really loved the cottage and it made for a memorable holiday.


We loved Buddlewall and found it very comfortable everything was such lovely quality. . The paintings were fabulous so lovely to see proper paintings rather than generic, random pictures on the walls. The footpaths straight from the front door were and the location itself was beautiful. One small problem; we couldn't work out what to do with recyclable and non recyclable rubbish and we dutifully separated food waste then didn't know where to put it. It would also would help to know which day rubbish is collected. Overall we loved it, thank you.

Lovely break away with family in this beautiful secluded cottage.


We loved our stay at Buddlewall. Plenty of space for our New Years Eve get together with lovely walks on New Years Day. The house was very comfortable and very well equipped. I’d love to come back and try it in the summer!

Beautiful house with plenty of space for large families. Wonderful facilities in a picturesque location. We would highly recommend and will be back to stay again.


Buddlewall is a beautiful historic home, it is extremely well furnished and equipped. We had a lovely weekend away and very much enjoyed exploring the local area and scenic countryside.


Brilliant for children but I think it should be stressed the location is pretty cut off,driving not for the faint hearted !!


This is an exceptional property for a large group. It is well set up for preparing meals and the beds are very comfortable. There are facilities for the children and a lovely garden. We had some excellent walks from the door. The shop in Hawkchurch which is in walking distance is well worth a visit and has a surprisingly wide range of products.
