From the moment we walked into Larch Barn we felt at home and cosy. The location is perfect with no noise only birds singing and lovely views from the wooden terrace. We sat and watched the sunsets. Sounds idyllic and it is especially to get away from it all. Beds were so comfy and also good facilities. Really good for dogs with plenty for them to explore . The location of the barn is perfect to explore surrounding areas and also travel to the beaches. Kevin the owner was very welcoming but gives you complete privacy. We did two river walks nearby both lovely and great for the dogs to cool down in. Seaton wetlands and coastal walk is also a beautiful walk. Lots of lovely cafes to visit . We had a lovely time at Larch Barn! Kevin was very friendly but not in any way intrusive. He came to greet us and made it clear he was there if we needed him for anything. Lovely barn conversion - stylish and high quality in all areas. Fab location and excellent outlook too from the big terrace. Would happily return!!...

This is a good cottage, spacious with all the facilities. Sadly, the pictures, taken some 7+ years ago, are somewhat misleading and in need of updating. The views are unfortunately, spoiled by overgrown trees, shrubs and vegetation. If the trees were trimmed back and the gardens maintained, yes the views would be spectacular. The cottage is well equipped, with all the appliances needed for a comfortable stay. As an electric car driver the EV Charger was very useful and reasonably priced and in a good location for charging. The cottage has a lot going for it, in a quiet location, good parking, however, is beginning to look in need of maintenance, particularly the decked terrace! The access from the main road is approximately 2 miles down a very narrow road which is steep in some areas. Kevin, the owner, was helpful and available when needed. Overall, there is nothing particularly wrong with this cottage, it is in an ideal location, we just feel let down by our expectations of the views and cottage....

We’re very sorry that your experience did not fully meet expectations. We carry out annual inspections of our properties and review our photos to ensure they remain an accurate reflection. However, seasonal changes can affect the appearance of trees and vegetation, which may alter the viewpoint at different times of year. The owner has a regular maintenance programme in place to keep the property to a good standard, with trees and foliage cut back at the appropriate times.
