Nestled within magical woodland near the banks of the River Dart you'll find Overcreek Barn, a beautifully restored retreat that retains a lot of character from its original structure and teams it with some wonderful modern luxuries. With three bedrooms and easy access to the coast, this really is a fabulous place to call home as you explore Devon.

On arrival, you will be welcomed to the feeling of relaxation and tranquility, seeming miles away from the hustle and bustle of everyday life, with the bonus of being a very short car drive away from the beautiful village of Stoke Gabriel, which offers all your amenities, welcoming pubs and fabulous eateries.

As you approach the secluded converted barn you'll fall in love with its period charm, with its sturdy stone exterior smothered with fresh greenery. The period features continue inside with weathered beams and exposed stone walls creating a welcoming, homely atmosphere as soon as you step inside. As you enter, you'll be greeted by a fantastic sitting-room complete with a Smart TV and indulgent wood-burning stove perfect for a cosy evening in after a day of adventures. A beautiful piano sits snugly in the corner of the room, providing an excellent source of entertainment in the evenings, while a large window allows natural light to flood into the room during the day.

Next door, you'll find the wonderful kitchen/diner with gorgeous tile flooring, a fantastic wooden dining-table and a brilliant kitchen area which is nestled in the corner of the room and comes equipped with a host of modern appliances including an electric hob and oven, fridge/freezer and dishwasher. A small wooden breakfast-bar also provides the ideal place to enjoy a warming cup of coffee in the morning before setting off for the day.

Downstairs you will also find a handy utility-cupboard as well as a splendid wet-room which offers the perfect place to refresh yourself after a busy day out on the beach.

Venture upstairs and you will discover three gloriously cosy bedrooms that have the capacity to sleep six people. Bedroom one houses a brilliant 'zip and link' bed which can either be set up as two twin beds or an inviting super-king size bed. There is also plenty of storage space in this room for all of your holiday essentials with a fabulous wooden wardrobe sitting on the other side of the room. Bedroom two is incredibly cosy and is also home to a 'zip and link' bed. Finally, the third bedroom is an absolute delight, with exposed beams running across the high ceiling which gives the room a light and airy feel. A luxurious super-king bed sits by the window while an integrated wardrobe provides a great place to store your belongings. A family bathroom makes up the first floor and houses a glorious free-standing bath, perfect for relaxing nights in.

Outside you'll find a 75 foot sandstone terrace with wonderful outdoor furniture and a great barbecue that makes al fresco dining an absolute dream. From the patio you'll be able to see views through the estate's woods down to Millpool and the River Dart. There is an acre of woodland that belongs to the property and is available to explore and from here you can access a steep path down to the Millpool. From here you can even access the village of Stoke Gabriel, subject to the tide times.

The South Hams is an unspoilt paradise with verdant countryside and beautiful seascapes, hidden creeks and calm waters. The pretty village of Stoke Gabriel sits on the banks of the River Dart, ideal for water sports lovers, walkers and anyone looking for a peaceful and tranquil setting. The waterside restaurant, The River Shack, is open for breakfast, dinner and everything in between and is simply the perfect spot to spoil yourselves by wining and dining whilst the tide ebbs and flows, you really have landed in holiday heaven here! If you feel like exploring a little further afield the delights of Dartmouth, Brixham, Dittisham and Totnes are a very short car journey away. The naval town of Dartmouth has some fabulous restaurants and boutique shops, all close to the bustling harbourside where passenger ferries run to and fro.

Brixham is another colourful harbourside town and a great place to spend the day. The golden sandy beaches of south Devon are also a short journey away where you can hone your paddle boarding and kayak skills on the open sea. And for the walkers in the group, there's miles of stunning coast path, forests and countryside just waiting to be explored.
