East Wells is a wonderful, thatched, Grade II Listed farmhouse believed to date back to the 16th Century, situated in a wonderful half acre garden on the fringes of Kings Nympton and benefitting from uninterrupted views of the rolling Devon hills.

On a clear day you can see Dartmoor National Park - this is the benefit of being the highest village between Dartmoor and Exmoor. Kings Nympton is a conservation award-winning Devon village and enjoys the benefits of the renowned family-friendly Grove Inn that is literally a stone's throw from your front door.

Not only is the location perfect but the farmhouse provides the ideal base to enjoy all that north Devon has to offer. From the moment you arrive at East Wells you will be enchanted by its charm and character, not to mention the view!

The cottage oozes original features such as exposed walls and ceiling timbers and two inglenook fireplaces and has been lovingly restored and updated. From a new wood-burner set into the original inglenook fireplace in the sitting-room to the roll-top bath in the main bathroom and not forgetting the beautifully crafted solid beech kitchen where 21st Century living blends beautifully with this 16th Century farmhouse.

Each of the four bedrooms offer the perfect retreat after a day of exploring! Bedroom one can be found on the ground floor with views out to the side of the house. Climb the stairs to the first floor and you will find three more bedrooms and a family bathroom. With views to the front of the house overlooking the glorious garden you will find bedroom two and three both being doubles that flood with light! Lastly bedroom four has bunk-beds, the beds are three-foot and suitable for adults or children however these might be more suited to children up to the age of 12 years.

The farmhouse also benefits from superfast WiFi which is always a plus for the younger members of the family and being the oldest building in the village it seems fitting that it should be the first to have this service. The kitchen is sure to be the heart of the home and offers the perfect setting for the family to come together at the beginning and end of each day.
