SingleThe Old Kiln is one of a kind! A beautiful Grade II Listed detached period property offering a wonderful home for all the family to enjoy. Built in 1933 on the site of an old kiln which is still a prominent feature of this wonderfully unique property. The owners have created a home that celebrates the character and original features married together by exceptional furnishings creating a feeling of space and luxury. No detail has been overlooked, 21st Century living has been integrated throughout with a games-room, bespoke work station, high end kitchen installation and sun terraces, but the crowning glory has to be the window seat in the living-room which looks directly across the estuary.
Situated in a dramatic frontline waterside position providing unrivalled panoramic views across the Torridge estuary with Northam just under a mile away for those essential supplies or the morning paper. The South West Coast Path can be accessed from your front door offering wonderful walks and endless views of the water as you meander through the countryside and coastal villages. A morning walk can see you at Appledore to watch the sun come up and more importantly enjoy the tranquility of the setting. You really could park up and never use the car!
On entering The Old Kiln you walk through the original door into the entrance hall, a great place for dropping the bags off whilst you enjoy the excitement of arriving at your holiday home. The kitchen retains the original copper oven hood which formed the inspiration for the kitchen design. All mod-cons have been installed from the range cooker and Nespresso to the aeroccino machine and dishwasher, you will be able to cook a full roast dinner or just the morning fry up, but you will have everything you need. From this room you can also access the utility-room. The staircase down to the lower ground floor offers a storage room for all the beach kit or even a paddleboard - well you are sat on the estuary after all! Don't worry there is a door directly into this area from the side of the house for easy access.
The snug benefits from the original stone fireplace with a picture-perfect window offering views of the estuary. Situated off the kitchen the snug provides space for the younger generations to play or maybe a quiet place to enjoy a morning coffee whilst planning a day of adventures. The two rooms being linked by a door allows you to keep smaller children in view as you prepare the meals.
The central hallway is the heart of the property from the ornamental grand open fireplace to the wow-worthy sweeping stone staircase. This room also offers the perfect workstation to keep an eye on those emails.
The grand living-room will not fail to take your breath away, you will instantly be drawn to the window seat that offers views of the estuary and beyond. You will be sure to sit for hours watching estuary life pass you by. This room offers the perfect place for the family to come together at the end of each day with a grand dining-table and the relaxed sitting-area that will allow you to enjoy the benefit of the open fire on those chillier evenings.
As you reach the top of the staircase you will find all four bedrooms which have been decorated and furnished to the highest standards with original features throughout. Situated to the front of the house the main bedroom has views of the estuary and floods with light and benefits from a newly fitted en suite with shower. The other three bedrooms share the main bathroom that has been refitted to the highest standard including a roll-top bath in which you can soak and relax. All beds have top quality mattresses providing a good night's sleep that, along with the coastal air, will see you fully rested each morning.
The games-room is situated in the attic and is accessed via a staircase from the first floor landing. This room will be loved by the younger members of the family who will enjoy the PlayStation as the night draws in and the older members of the party might be found around the table-football.
The Old Kiln not only offers an unrivalled location but is a house that will see all of the family catered for, no matter the season, as you drive away you will want to return year after year. The Old Kiln is set to become a north Devon destination holiday home.
When it comes to location and planning family adventures you will be spoilt for choice as attractions include ferry trips to Lundy Island from Bideford Quay, the National Trust's Arlington Court, historic Clovelly which offers a time forgotten, two excellent golf courses at Saunton and Westward Ho! and especially for children, The Milky Way and The Big Sheep.
Visiting Instow across the estuary is a must - there's a seasonal passenger ferry which adds to the experience. Instow has a fabulous long sandy beach which is dog-friendly all year round. You can also walk, or of course cycle, along the famous Tarka Trail which is on the Instow side of the estuary.
Westward Ho! is an excellent family day out with a sandy beach and rock pools to explore at low tide, the coastal path will take you around the headland.
There is so much to do and explore you will be spoilt for choice!
