SingleThis cheerful cottage is close to the east Devon village of Whimple, between Honiton and Exeter. It is a pretty and peaceful rural area surrounded by traditional apple orchards and is a short drive to the spectacular east Devon/Dorset Jurassic Coast from Exmouth to Lyme Regis and beyond.
The sitting-room with its Juliet balcony looking out over the sheltered sun-trap patio and towards the proper hard surface tennis court (you can borrow racquets and tennis balls but please remember proper sports shoes), is on the first floor, along with the single and twin bedrooms. The twin bedroom has truckle beds with fully-sprung mattresses and these are full-size so good for adults as well as children. If you want to use this room as a single, one of them tucks easily out of the way beneath the other.
The open plan kitchen/dining-room, en suite double bedroom and family bathroom are on the ground floor. The owners' farmhouse is offset to the rear of the cottage and so you will feel very private.
Flagstone floors with under-floor heating, a farmhouse kitchen table and very well-equipped kitchen will make you feel very much at home here. The original cottage is believed to date back to the 16th Century and the bespoke design and structure have bought Higher Yellands Cottage back to life again. The under-floor heating continues upstairs and there is a log-effect electric stove for additional warmth and atmosphere.
The village is only about one mile away and so you can stroll along the country lanes for a choice of two friendly pubs, an excellent village shop and a Post Office. There is even a traditional village station, on the Waterloo Line, if you want to set off without the car to explore the bustling historic Cathedral City of Exeter or to Sherborne or Salisbury. Only a short car journey drive away (7miles) is the fabulous Devon Cookery School in Cullopmton. This rather sought after school is famous for it's fabulous cookery classes, this is the perfect treat for those budding chefs amongst you.
The beaches along this stretch of the east Devon coast start with great expanses of sand at Exmouth and then become a mixture of pebbles and sand at low tide as you head through Budleigh Salterton, Sidmouth, Branscombe and Beer before reaching the Devon/Dorset border at Lyme Regis; all of these are wonderful places to visit.

There are three steps from the garden gate down to the patio and entrance to the cottage. There are sloping ceilings upstairs, and some structural beams, also upstairs, that are low where they meet the walls. The stairs to the first floor are open-tread. *A cot is not provided, bring your own travel cot.

This friendly cottage has a really spacious open plan ground floor with the flexibility of a bedroom and bathroom on the ground floor too.

It's not every cottage that comes with a fabulous hard surface tennis court for guests to use. Racquets and balls can be provided.

The lovely master bedroom is on the ground floor.

This is the spacious first floor sitting-room with a Juliette balcony overlooking the patio and towards the tennis court.

There is plenty of space at the dining-table for happy family holiday meals, although Whimple has two lovely pubs to choose from for eating out.

Higher Yellands Cottage is a barn conversion in a quiet setting, in beautiful east Devon.

This is a very peaceful place to stay. The main bedroom has an en-suite.

Back downstairs the kitchen is really well-equipped. It opens onto a very sheltered enclosed patio.

The beams are a reminder of the history of this barn conversion - take care where they are low, at the edges of the room.

The family bathroom is also on the ground floor.

This bedroom can be set up as a single or as a twin room - there is a truckle bed with a proper mattress tucked beneath the bed in the photo.

This is the single bedroom, with views across the open farmland.

Parents can watch their children play tennis from the cottage balcony.

East Devon and west Dorset have a stunning coastline - the heritage Jurassic Coast.
