Oak Cottage is in a peaceful rural setting at Greendown Farm, an easy drive inland from some of north Devon's most lovely sandy beaches. This family-run farm is in a hilltop position and is a really lovely environment for families or couples to enjoy. The cottage has a fun layout that young families will love, with a mezzanine bedroom and two further bedrooms on the first floor, and an open plan living area and a lovely new bathroom on the ground floor. There is a large porch, an enclosed sitting-out area and just across the driveway is a huge playing field for children, with picnic tables and a barbecue too.
This very pretty attached stone cottage has been created from one of the converted farm buildings and is deceptively spacious. Steps lead down from the entrance porch - the beautiful new bathroom is off this area - into the large living/dining/kitchen area and a central staircase takes you up to the open mezzanine area with its king-sized bed, and then onto the double and single bedrooms. To the front of the cottage is the open playing area in a large meadow with far reaching countryside views. This meadow is shared by guests at Greendown Farmhouse (3848) although you will often have it to yourselves as the farmhouse has its own dedicated garden. Through the fields at the bottom of the hill is the fenced fishing lake which all guests are welcome to use. It is stocked with roach, rudd and carp and you will probably see a visiting heron there from time to time as well. The Owners live at the farm too and are happy to show you where you can explore and to give you the best ideas for outings. This setting gives you the best of both worlds - with the coast not far off, countryside to explore on your doorstep and Exmoor for walking and cycling - and is a lovely base for a holiday.

Oak Cottage is a deceptively spacious cottage on the edge of this lovely north Devon farmstead.

North Devon is traditionally rural and there is a sense of space and peace here.
Instow is one of the nearest sandy beaches. The old fishing village of Appledore is just across the estuary and there is a seasonal passenger ferry between the two.
The farm is in a hilltop setting with wonderful panoramic views all around.
