Bedroom 2 offers the option of a 'zip and link' bedroom.
Just like magic you have the perfect twin bedroom.
Bedroom 3 is another tranquil room with a view out over the trees and the option of being a twin or a a king-size double.
Time to relax into your surroundings.
Bedroom 4 offers the versatility of being configured as either a twin room or king-size room.
With views of the trees you could be in a treehouse!

Head downstairs to discover the reception rooms, the younger members might find the perfect spot to sit and giggle!

From the hallway head into the beautifully styled sitting/dining-room with a patio door on to the terrace.

The open plan sitting/dining-room opens onto the wrap around terrace.
When it's time to relax then its has to be a family movie!
Head back to the hallway to discover the kitchen/diner which is bright and equipped with everything to cook up a storm.
The perfect breakfast spot with yet another door on to the terrace!

You have an enclosed driveway at Bracken Lea, however there isn't a gate on the steps up from the decking.
You will find the EV car charging point on the wall.
To the right of the house you will find the perfect river walk down to Lynmouth.
The perfect family walk right next door!
Lynton offers the perfect seaside town from parks to the beach you will be spoilt for choice.
The multi-award winning and famous Lynton and Lynmouth funicular Cliff Railway opened in 1890 and is the highest and the steepest totally water powered railway in the world!
Head to Woolacombe beach and take in the view!
For an adrenalin fuelled day it has to be north Devon wakepark!
Exmoor offers the perfect playground!
Head to Combe Martin for a dose of vitamin sea!
Follow the River Lyn down to Lynmouth!
Or maybe a coastal walk.

What a beautiful and comfortable property! We had a lovely few days despite some wild weather- it was the perfect place to hunker down. Kitchen was the best equipped we’ve had in many years of holiday cottage stays. Beds excellent, so relaxing to hear the river, and great birdlife surrounding the house including very active tawny owls. We enjoyed a superb lunch at the Vanilla Pod cafe in Lynton...

Wonderful house and location, with a lovely walk from outside the front gate that takes you along the river behind the house to Lynton and Lynmouth. The kitchen is a dream and contains all the necessary essentials and the living room is well laid out. The balcony terrace is great in the morning and evenings to sit and listen to the river and birds. Overall an enjoyable stay but please be aware that there is a water alarm under the bath which will keep you awake if not too careful!...

This house is perfectly situated to explore the area and the house itself is spacious and well equipped. The furnishings are comfortable. It has the potential to be a fabulous place. Unfortunately the house does need some maintenance inside and out - for example the outside fencing requires attention due to steep drops- and there was no heating available during our stay. -if it was given a good cleaning inside and out and a bit more thought and tlc - it could be perfect. ...
