Nothing says luxury better than a roll-top bath, this is the stylish main bathroom.

We enjoyed our stay to celebrate my husband's 80th birthday despite the fact that Covid struck half the family a day before our holiday and they were subsequently unable to come. We rattled around for 2 days, feeling like Goldilocks, before some of the rest of the family were able to come down, which made it a rather expensive 5 days. However, we loved the house and the surroundings and it's a great place for touring the local area. The view of the estuary from the window seats was wonderful, the beds very comfortable (something you need as you get older!!) and there was loads of space

Wow! We new that the Old Kiln would be lovely but nothing prepared us for just how stunning the view and the interior would be, just beautiful! Also lovely approachable owners. We would defiantly love to stay again.

It was a beautiful house super clean historical house in a wonderful location. You can sit enjoy the views all day. If you enjoy walking, this is a perfect place to stay with Appledore only 40 minutes walk away. Great places to eat we highly recommend the Beaver Inn Appledore and Boathouse in Instow. Westward Ho has a great beach for dogs. Thanks for a great stay.


Excellent location 45 minute walk to Appledore via the coastal path and 20 mins to Biddeford. The front terrace is a great sun trap and the views from the window seat are fabulous. The house is really well equipped and we would highly recommend it!

The Old Kiln is a large and spacious house, and lived up to all our expectations. The view from the front of the house is lovely, and sitting outside, watching the boating activities, when the tides permitted was so relaxing. An evening in the hot tub was an added bonus, as this has been installed since our booking.

What a gorgeous place to relax, look at the view of the tides coming in and out on the river, and enjoy walks on from the door along the South West Coast path.

Big congratulations on the refurbishment of the house and love the ethos behind it. All done to a very good standard and certainly a place we would be very happy to live!

Fantastic position and outlook, in a nice quiet location with a very homily feel. For us, it had everything we would want. The view across the estuary is mesmerising, forever changing.... Weather was kind to us so were able to enjoy a couple of 'sausage sizzle's on the BBQ for breakfast, out on the patio with uninterrupted views of the estuary. The day was spent walking the dogs on some of our nearby favourite Devon beaches and enjoying lovely and numerous excellent restaurants. Upstairs at The Boat House in Instow for example (brilliant view across the estuary mouth).

We were 6, three generations of the same family and without exception, we were sorry to leave.

This is the second time of using Classic Cottages and both properties have been excellent. Service and communication is exemplary and have no hesitation in recommending this company.


The Old Kiln is in a great location for the beaches and other attractions of North Devon. The house itself is beautifully decorated and is a great place to stay for a luxurious UK holiday


We were so pleased we found this. The Old Kiln is perfectly located. The house itself is ideal for a group of people who want to mix staying in and cooking (making use of the lovely kitchen) and exploring the local area. The views of the estuary are amazing, the sunrise in the morning is well worth getting up early for. The beds are comfortable, the bathrooms are lovely. The house has been really nicely decorated and furnished - a real home from home.


A fabulously and tastefully renovated house with an amazing view of the River Torridge looking down to Instow, also just down the road from Appledore, quiet, well equipped, you really can't go far wrong in renting The Old Kiln, full marks and thanks to the owners for a job very well done!


The Old Kiln is a fantastic place to stay: luxurious, spacious and comfortable. The most special thing about the house is the stunning views straight from the house over the estuary. It’s a wonderful place and the situation is outstanding. The owners have done a excellent job of refurbishing the house and I wouldn’t hesitate in recommending it.
