The location is fantastic, the view perfect. The property is getting a little tired and the steps from the house to the beach are perilously unsafe. It has been mentioned in the visitors book and therefore think that the owners should have signs outside stating that they are unsafe, slippery and unstable. This shouldn't put anyone off as it is a fantastic place in a superb location.

It's great to hear that you enjoyed your break at Phoenix, and we're really grateful for your thoughts. The steps actually belong to a third party but the owner of Phoenix is trying to get in contact to see if an arrangement can be made re maintenance. In the meantime we'd suggest that guests don't go through the garden gate and down these steps, but use the main access to the beach just down the hill. The house was in a beautiful location with stunning views, but this doesn't excuse poor housekeeping or potential breaches of health and safety.

We are rating 3 stars, purely for the location, comfortable beds, good quality linen and towels. With better housekeeping and maintenance, this property would achieve 5 stars - but not as it is now.

The owners have taken on board your suggestion and are going to fit a handrail to the main set of steps, but we'll also highlight the easier alternative access in case guests prefer to use it.
