The cottage has a friendly open play layout downstairs. The wood-burning stove makes this a great place all year round.
The kitchen is really well-equipped and well-planned.

The staircase separates the living area from the kitchen/dining area.
At the bottom of the hill is this fenced fishing lake for guests to enjoy. It is stocked with rudd, roach and carp.
There is a farmhouse dining-table in one corner - in the meadow outside there are picnic tables for eating al fresco or for having a barbecue.

This is such a lovely cottage to start the day in before setting out to explore...
... and very cosy to come back to after a day in the fresh air or walking along the coast.
The stairs lead up into the spacious bedroom area;  there are two further, separate, bedrooms. Their doors are to the far side of the stairs.
There is plenty of storage and for convenience your own hand basin.

The brand new bathroom is on the ground floor... it is off the entrance hall and there are a couple of steps from it down to the living area.
North Devon is traditionally rural and there is a sense of space and peace here.
Instow is one of the nearest sandy beaches. The old fishing village of Appledore is just across the estuary and there is a seasonal passenger ferry between the two.
The farm is in a hilltop setting with wonderful panoramic views all around.
