Dot's Cottage is a very pretty period, deceptively spacious property in a small terrace just a stone's throw from the fabulous sandy beach
The beach at Instow is fabulous - miles of soft sand, and shallow pools to play in at low tide (not the view from the cottage but literally steps away).
Take the seasonal passenger ferry from the quay across to Appledore.
The cottage has a warm and welcoming open plan sitting/dining area with stylish furniture and wooden floors.
The kitchen is fully equipped and has a little breakfast-area which children especially will love. The back door leads to the garden.
The cottage has a lovely back garden and a secure shed if you want to bring bikes to make the most of the Tarka Cycle Trail that runs right through the village.
Another view of the living area with its pretty ornamental wood-burner - candles in it give a great effect for a cosy evening in.
This is a great place for a family or for couples at any time of the year.
If you don't want to eat out, you can buy the most delicious of produce at the deli around the corner
A fun way for children to start the day....
... and a lovely way for grown ups to end it...
Celebrate your holiday in this lovely cottage in this lovely coastal village.
This is the double bedroom that looks out over the garden at the back of the cottage
There is plenty of storage space in this room.
Enjoy a calm start to the day before setting off to explore.
The family bathroom has a bath and a shower and is a bright contemporary room.
Another view of the bathroom.
This is the double bedroom at the front of the cottage. It has a very useful little en suite WC with a wash-basin.
Another view of the front double bedroom.
The third bedroom has solid bunks with 3ft mattresses so is good for adults as well as for children.
This bedroom also faces out to the front of the cottage.
Get into the holiday mood in this most friendly cottage.
Dot's Cottage is literally just yards from this wonderful seafront at Instow with its long sandy beach.
The sunsets are something else here!
Looking down Bridge Lane. Dot's Cottage is the second property on the left. You can see how close to the water it is.

The close proximity of the beach was ideal, we were out early every morning enjoying the sun and sand. Then in the evening, we enjoyed crabbing and some fishing - our 2 little boys loved it.
