We did enjoy our week at the Linney which was well furnished and with fully equipped kitchen. In consideration of the price we paid for this particular property we considered it to have been over marketed by the rental company. For a property which in most respects was 5 star, we did not expect the TV and Unsecured broadband reception to be quite so poor (0.4mb/s absolute max) considering that the adjoining farmhouse had an apparent Superfast and Secured Broadband connection. In fairness to the owners they could have been given better advice regarding the type of broadband link to each of their rental properties.

A lovely warm cosy cottage with stunning views. Everything provided to make a relaxing easy stay. Very well equipped and a generous welcome basket. But be aware the TV and Internet reception are poor and mobile signal non- existent. We had a wonderful week there and loved watching the rabbits!!

As soon as I drove up to this very special place, I knew I’d made the right choice. It was a dream come true. The scenery, the decor, the cleanliness, everything was just perfect. Wonderful location and views exceptional. Steep road to access property. You would need a car but there is a bus stop at the bottom of the hill near the Watermouth Castle We have holidayed in this area for many years and never tire of its views.

Absolutely wonderful place to stay! The location is tremendous, overlooking the Bristol Channel. We found entertainment watching the colours and wave changes in the sea as well as the activity of boats, large and small and the twinkling lights of South Wales across the water. Plenty to see and do nearby too. We especially liked the walk down to the Storm in a Teacup, Boat Café (lovely) which you can access directly from the property via a well kept path. Very well equipped, comfortable and peaceful place to stay. The site shop selling delicious freshly baked croissants and ciabatta and a variety of essentials is a marvellous facility too.

The Linney is a beautiful barn conversion in a beautiful location. It’s very well-designed and environmentally friendly. The kitchen was more equipped than expected- we only needed to bring food. We were really impressed. It was very clean and comfortable- home away from home. We really can’t praise Sîan and her team enough. We will definitely be recommending the Linney to friends and family!

Amazing property. Views from inside are wonderful and when you get outside - stunning! Spacious and very tastefully furnished throughout. Great kitchen area to cook in and very sociable, large open plan space in which to spend time together with family/friends. Can't fault it! Great little farm shop down the lane, with essentials. You can pre-order croissants for the morning and walking down to get them, with the coastal views in front of you, is a great way to start the day. There is also a path down through the little campsite which takes you to Watermouth bay and a great little cafe called Storm in a Teacup. One thing to note - the wifi is ok for sending messages and looking up the odd thing, if you're not in a rush. It wouldn't be quick/reliable enough for anyone wishing to work while away. We loved this property and highly recommend it.

The underfloor heating really made the cottage very cosy and it was great to have the laundry room too. We loved the Linney, in fact we wished it was our home!

Oct 2021. A very popular cottage as we waited over a year for any vacant week. We were not disappointed. Beautiful walks from the property with a very good bus service from the main entrance. Incredibly cosy cottage during our bad weather week which was great to come back to. We loved the peace and scenery especially looking over to Wales and their twinkling lights at night. The Linney is extraordinarily good, it’s not your average holiday house. Well thought out and designed with breathtaking views of the sea. The Linney is an amazing place, it is truly a little gem. It is, if not the best holiday cottage we have every stayed at, it is home from home with everything you could possible need. The views are absolutely to die for. Sitting on the terrace in the evening around the 'fire pit', with a glass of wine watching the beautiful sunsets, so peaceful and relaxing. We were given a very warm welcome from the owner Sian. The welcome basket and the milk in the fridge ready for a cuppa were all part of the little extras. We had the most wonderful stay. Everything in The Linney was perfect for us. We woke up to that magnificent view after a great sleep, made breakfast and then out everyday. We rushed back for sundowners on the terrace every evening followed by dinner prepared in that fabulous kitchen. So much to do and see. We will have to go back again and again to take in all that North Devon has to offer. We loved every minute!!!!

This is a wonderful property that lives up to expectations. Very high quality fixtures and fittings, comfy beds, fluffy towels and an amazing view. I have stayed in a lot of different holiday cottages and this is one of the very best. The owners were lovely, met us on arrival and were on hand if needed. We enjoyed our week here once the weather improved and we could get out walking. The views from most of the windows where fabulous, we watched lots of boats going back and forth. We had some lovely sunsets over the back fields with the horses rolling about in the mud, so funny. Access to the cottage is narrow and full of pot holes, our only real downer....apart from the cobwebs....

We were so sorry to receive your review, especially as this property usually scores very highly in our feedback system and is always very well loved by guests. The WiFi is just a basic package (the very rural setting means that this is the best available - it's not really suitable for business use as you found) and regrettably the thundery weather did affect the TV signal intermittently; we can only apologise but unfortunately this was out of our control. We were surprised and concerned by your comments about cleanliness as this really doesn't match our experience of the property over the years that we've been marketing it. We've spoken with the owner and she does agree that unfortunately the freezer was iced up and needed cleaning out, there was some bird muck on the garden furniture and there were two dead woodlice inside. She is very sorry for these small oversights and would have gladly put them right during your stay if you'd let her know when you saw her. These areas have been quickly addressed and we're very confident the the cottage is back up to the very high standard that guests have always found. Tanya, Customer Support

My search for a lovely English cottage to stay for holiday ended when I came across The Linney. In fact, I planned my travel dates around the availability of the cottage, and I am glad I did. Truly luxurious and comfortable accommodations. A very short drive to either Ilfracombe or Combe Martin for market finds, the views from the cottage are stunning and the soaking tub is a dream. I cannot say enough about how much I enjoyed my stay.

The Linney is an excellent cottage in an ideal position. The owners are friendly but unobtrusive but are there if needed. I have stayed at the Linney 7 or 8 times now. Easy access to the coastal path for spectacular scenery and good walking. Car probably necessary for days out to Ilfracombe, Linton and Lynmouth, porlock weir and Exmoor.

The view from this idyllic holiday cottage is fantastic! and the Linney has style and quality, therefore not only can you enjoy beautiful uninterrupted views of hills and sea and sky, the pillows are full and soft and the bed linen is crisp and white, the power showers are bliss and all the kitchen and bathroom drawers are soft close! want more? okay, how about wild rabbits hopping round outside, horses grazing in the adjacent field, birds of all types all day and little bats at twilight. Not forgetting friendly helpful (not intrusive) owners to welcome you and the great location. Just book it and go!
