The open plan living-room is light, spacious and very welcoming.

This bedroom is also comfortably furnished with 'zip and link' (6' double or twin) beds.

The triple-aspect double bedroom overlooks the Owners' cottage, the courtyard and to the rear the garden and countryside views.

The last leg of your journey, the lane to Mudgeon Vean.
The cottage sits on the far side of the courtyard with the Owners' farmhouse and the other holiday cottages on either side.

The sign at the end of the lane for Mudgeon Vean, you are nearly there.
There is additional parking in front of the patio if required.
Walking from the cottage you will come across some wonderful sights throughout the year.
The view from the terrace across the enclosed 'seasonal pond' to the chickens (this only fills with water during wet weather) and your private garden is to the right of the picture.
The views are great at any time of year even on a cold January morning!
The other residents of Mudgeon Vean include a few feathered friends.
A few minutes down the lane from the cottage is the path leading toTremayne Quay through the woods, Just look out for this mini waterfall on the way and take the next gate on your right.
A pretty stream runs through the woods.
The walk takes you through the woods and follows the stream down to the quay.
Tremayne Quay belongs to the National Trust.
The Prince of Wales, Newtown in St Martin is less than two miles away or five minutes by car.

Beautiful comfortable cottage and setting. Ideal base from which to explore the area. Safe outdoor areas for children to have plenty of freedom. Loved it!!

My husband and myself spent two wonderful weeks at Valley View and can honestly say it's the best cottage we have ever stayed in.Clean,comfortable and well equipped we looked forward after our days out to our return the cottage was so lovely.The welcome pack,juices and lovely flowers where a nice surprise and very much appreciated the owners where very friendly and always on hand if need be.

Like home from home and our hosts were wonderful. Sunsets on the patio were marvellous. (Yes we had sun!) We also loved the hens and ducks, and the farm cats that would visit us on the patio. A week was not enough and I can well imagine a return visit.

This was the best equipped holiday cottage we have ever stayed in. Sarah and Jem did everything possible to ensure the perfect stay - including lovely flowers and a generous welcome pack. Nothing was too much trouble. The location is extremely peaceful with beautiful sunset views in a gorgeous part of Cornwall away from the holiday hordes

A lovely cottage in a beautiful setting. The cottage looks out over a field and playground - all level and very safe for young children. Our kids particularly liked the rabbits and friendly cats (very well trained and knew they weren't allowed into the cottage itself!). Extremely well equipped and comfortable beds too! This is by far the best cottage we've stayed at.

Top location if you want to escape from it all with easy access to a wonderful part of cornwall. The cottage is very nice has great views and is well looked after. The owners of the farm are very friendly and helpful as are the dogs and cats. Great place to stay definitely recommended.

The cottage far exceeded our expectations. It was immaculate, beautifully presented and was equipped with far more than we would ever have thought of ourselves! The underfloor heating was fantastic, too. The owners, Sarah and Jem gave us a such a warm welcome and the refreshments, Easter treats and flowers they provided for us upon arrival were amazing and more than generous.

Valley View is an absolutely lovely cottage. It is beautifully (and very newly) decorated, extremely well equipped and immaculate. We loved everything about it even down to the real feather duvet and pillows! Underfloor heating very cosy for April time. The owners had provided a selection of delicious juices and biscuits and even a vase of fresh of flowers on our arrival. They were friendly and welcoming and Jem gave us a tour of their apple press which was fascinating. Location is great - view over fields, kids play area, lawn and poulty in front. Very friendly owners dogs and cats wandering about. Good location for exploring the area if you're prepared to drive 20-30mins to get to amazing coastlines and gardens. Kynance Cove is a stunning NT beach near Lizard Point. Helford is a picturesque little village just down the road with great pub on the water. Other great pubs serving good food nearby. We thoroughly enjoyed out stay at Valley View and can highly recommend it. asily the best self-catering accommodation we have ever stayed in. You can tell the owners have put a lot of thought and effort into making the cottage comfortable for their visitors. Excellent value for money.
