A path leads round each side of the cottage to the back garden (please take care on the steps).
On a hot day, the sheltered little bench under the trees is ideal for morning coffee.
The very private garden provides plenty of space for children to play.
Porthleven, with its picturesque harbour and quayside shops, pubs and restaurants, is only a short drive away.
The family-friendly beach at Praa Sands, on the south coast.
Famous St Michael's Mount at Marazion is accessible on foot along the causeway at low tide.

This cottage is lovely and finished to a very good standard . The bed was very comfortable and had lovely country views. It wasn't quite the right weather to enjoy the garden but would have enjoyed sitting outside on sunny day. It's a good location, quiet and peaceful. The welcome pack was very generous with homemade jam,bread ,scones. Cornish tea, coffee and butter . There were also lovely flowers from the garden everywhere. Gary and Avril are the perfect hosts and respect your privacy. We thoroughly enjoyed our stay.

The location. The lovely owners Gary and Avril and their lovely pets. They respected your privacy however you knew they were there if you needed them. Hospitality excellent when we arrived homemade bread, scones and jam were waiting for us, milk tea coffee sugar and all household products . They think of everything. Also its all listed on the website what is in the cottage. No need to worry about bringing those extras for example, bin bags, washing liquid, the list is long!

Beautiful garden and it was a pleasure to sit and watch the wildlife when the weather wasn't so good. Log-burner was also very welcome as was the scones and bread that was there at our arrival. Nice touch!

The cottage was quaint and beautifully looked after. The beds were incredibly comfortable and the décor was tasteful and homely. A lovely welcome basket of scones, jam, tea bags, milk, butter and wine were waiting on our arrival- a lovely and much appreciated welcoming gesture after a long car journey! The owners were friendly and helpful, nothing was too much trouble. The location was absolutely perfect- everywhere we wanted to go was within half an hours drive. The pictures really do not do this property justice- it was bigger than expected from the photographs and the description of 'steep' stairs was not true at all- the stairs were absolutely fine for our 3 and 4 year old! we will definitely be returning :-)

We enjoyed our breakfast in the lovely garden, swimming in the sea, hikes on the beautiful shores, trips to Porthleven, St Ives, the Lanhydrock House and to Geevor Tin Mine.

Lovely welcome from Gary and Avril when we arrived, welcome pack had everyting but a roast dinner, 5 star. Lovel relaxing stay, just sitting in the beautiful garden was bliss, a million miles from the hum drum of work. The cottage had everthing you could possibly need and more, Gary and Avril were there if you needed anything and they were such a nice couple you could not want to have a chat to them. Wonderful cosy cottage ideally situated to visit Cornish coast and countryside. This was our second time staying at this cottage, and it has started to feel like home from home. Quaint and comfy, and tastefully decorated and furnished. Gary and Avril are fantastic hosts, welcoming and generous but not intrusive, and Rudy the dog is gorgeous. The owners provide a very generous welcome pack as well as plenty of logs for the burner. The garden and views are wonderful, waking up to the views out of the little windows of the bedroom overlooking daffodil fields warms the soul. We love this property and would thoroughly recommend it.

Beautiful location, wonderful garden, and truly felt like you were in the middle of nowhere whilst being a stone's throw away from the main road to Helston. It was a delight to stay here, the bedrooms were of a good size, and well furnished, kitchen didn't leave us wanting. The dining room was inviting and the living room comfortable. This cottage is cozy, well kept, and has everything you could ask for, especially the beautiful garden with outdoor seating overlooking miles of fields.

We were very happy here and would highly recommend it!

We have found the accommodation almost more beautiful in real life than in the photos. The house is wonderfully cozy. The owners are very welcoming and made us very welcome with welcome gifts (homemade bread, scones, jam, clotted cream, wine .... and even beautiful flower arrangements). The region is very interesting, especially the coastal paths which offered particularly impressive views to our long walks. The small towns have a lot of charm. Thus we had a very nice holiday, which will remain with us for a long time.

A charming cottage, the relaxed, quiet environment allowed for a wonderful peaceful short stay. From the start the welcome was outstanding and was reflected in the fresh bread and cream teas included in the arrival pack. Fantastic cottage in a great location. We had a perfect Easter break there! We have a three year old and the size of the cottage was ideal and having a lovely garden was a bonus! Please don't be put off by the description of the stairs as steep as we didn't find them a problem at all. Owners were great and a lovely welcome pack was provided. We have visited family in this area for the last 20 years and this is definately one of the best place we have stayed.

The cottage is in a good location with loads to see and do nearby.

Superbly appointed cottage in an idyllic location. Set back off B road down private lane the cottage has its own access and gardens. Inside it is spacious, yet still quirky and finished to a very high standard by owners who obviously care you enjoy your stay.

With our two kids of 7 and 10 years old we had a very pleasant and calm stay in this beautiful cottage with a very well equipped kitchen. The living room is a bit smaller than it looks on the pictures but the dining room is spacious indeed and the scones, bread, coffee, tea and homemade raspberry jam for a welcome were much appreciated and prove that the owners know how to please their guests.

Are you unsure if this looks right for you? It looks great in the pictures right? Well I can tell you that not only is it better in real life but the cleanliness and finish are top of the range. Are you worried about the owners living next door? Well again, no need to worry because they are the perfect hosts. They welcome you when you get there and then the house is yours for the rental time. Of course, if you want any local info or even a chat, then they will be there but they let you feel like you are the only people in the area and respect your total privacy. They also leave nice touches like a welcome pack of the best home made bread and milk, flowers, wine, butter.... and more. Its probably the best place I have rented for a holiday ever. You won't be disappointed !!

We highly recommend choosing Higher Prospidnick Cottage, it is ideally located to get to both north and south coasts and all the wonders on offer. The property is divine, tastefully decorated and furnished with every accoutrement that you could hope for. The owners have made this a real home from home and to add to the sense of pleasure you feel on arrival - a welcome basket containing (amongst other things) warm homemade bread,butter, tea, milk in the fridge etc. The exterior of the cottage is equally charming with plenty of spaces to sit and relax, and lots of planting that will be gorgeous in season.
