Set in a large tree-lined garden in a tranquil countryside location, Higher Carnon Farmhouse offers peace, seclusion and privacy. This lovely old house is just five miles from Falmouth's sandy beaches, paddle board and surfing lessons, kayak hire and beachside cafes; perfect for active families and groups of friends. The Mineral Tramways cycle route is nearby, crossing the county from north to south coast – ideal for those wishing to walk, ride or cycle (bicycles can be hired locally).

With four bedrooms, two bath/shower rooms and a further WC downstairs there is ample accommodation for families, and with unlimited WiFi and Sky Plus television, everyone will be happily entertained. Outside there is a paved south-facing terrace, a wonderful place to sit and watch children play, or enjoy outdoor meals and sunset drinks.

Higher Carnon Farmhouse has a large oak floored entrance hall, which leads into the big kitchen/dining-room where a dual fuel range cooker makes light work of catering for large groups, and there's plenty of space for preparing and enjoying relaxed family meals.

The sitting-room has sofas flanking a wood-burner effect gas stove and books and games to keep everyone occupied, and a door opening onto the sun terrace. The utility-room has a washing machine/drier and is useful for storing buckets, spades, walking boots and body boards. Upstairs, all four bedrooms are light and spacious, with views out over the garden to the rear or mature trees and shrubs to the front, and share a contemporary family bathroom and en suite shower-room.

This is an excellent location to explore from, with the cobbled streets and narrow lanes of the pretty Cathedral City of Truro just a couple of miles away, within easy reach for outings and evening meals. There are lovely Cornish gardens at Trebah and Glendurgan on the Helford River and at Trelissick just a mile up the road, where the King Harry Ferry crosses the River Fal to the sandy beaches and tree-lined creeks of the Roseland peninsula. The Atlantic coast is just half an hour by car, offering superb surfing beaches and magnificent clifftop walks.
