This delightful bolthole is an unexpected gem, much more spacious than the exterior suggests. Set in a wonderfully tranquil location surrounded by fields and with beautiful Largin Wood on the doorstep, Little Largin sits in the grounds behind the owners’ farmhouse, tucked into a sheltered setting bordered by mature trees.

The open plan living-room has a wood-burner for cosiness (plus full central heating), sofas to stretch out on, and a well-equipped kitchen-area. Warm and welcoming, this is an ideal location for exploring the beautiful gardens, creekside walks and coastal footpaths in this lovely part of Cornwall, or just relax in the garden to the sound of birdsong.

A farm lane (unmade in places) leads past fields to the owners’ farmhouse and Little Largin is tucked away behind. The owners are small-scale farmers with a small flock of sheep and Hereford cattle dotted around their 16 acres.

Warmly welcoming, they will settle you in and then carefully respect your privacy, but should you want fresh free-range eggs or home-produced honey just nip across to the farmhouse and they will be happy to supply. Little Largin is built above a triple garage, now used as a log store and not for vehicles. Steps lead from the parking-area up to the secluded garden, a level grassy-area bordered by trees, with a little wooden pergola for sitting out in when the sun shines down.

A short walk across the lawn leads to a wooden deck where steps lead up to the front door, opening into the big open plan living-room. The separate bedroom has a sloping ceiling on one side (take care if you’re tall!) and an en suite shower-room. This is the perfect location for walkers (a well-behaved dog is welcome, kept on a lead at the farm) with winding coastal footpaths, Deerpark Forest and creekside walks to explore.

Gardeners will love the grounds of neighbouring Boconnoc Estate, beautiful gardens at Lanhydrock and Mount Edgcumbe, the renowned Duchy Nursery (wonderful plants and a great cafe too!) and the ever-inspirational Eden Project. Picturesque fishing harbours at Polperro and Looe and sandy south coast beaches are all nearby, while easy access to excellent roads makes exploring further afield a doddle.
