Buddlewall is an historic farmhouse with vast amounts of character and really lovely gardens.
The farmhouse has a stunning contemporary kitchen with a range cooker, a huge sociable island and gorgeous stone flooring.
This light-filled oak-framed dining-room seats all 12  guests easily. There is direct access outside too.
There is a 'formal' dining-room in one of the panelled reception rooms, complete with a huge inglenook fireplace and open fire.
This is the sitting-room with a wood-burning stove, deep comfortable sofas and a lovely warm atmosphere.
This is the wonderful view down over the farmhouse from the gardens at the rear.
The kitchen is equipped as a true home-from-home.
There is a superb range cooker in the original inglenook fireplace.
This dining-room still has its historic wooden panelling.
Buddlewall will make a family celebration a wholly memorable experience.
Eating in the garden-room is just as much fun, especially on a summer evening.
End the day in the fabulous sitting-room. There is a cupboard full of games and DVDs for you to enjoy.
This is the other side of the main sitting-room. The stairs lead up to the master en suite bedroom.

As well as the gardens around the farmhouse there is a small meadow and a little bridge over the river (please supervise children at all times).
This is the master bedroom at the top of the stairs from the sitting-room.
All the beds have lovely crisp bed linens.
There are some lovely pieces of antique furniture that add to the character of this happy family holiday home.
This is the en suite bathroom for the master bedroom.
Linked by a door to the master bedroom is this family room with a double and a single bed. This room also has separate access from the central staircase.
Another view of the 'family' room. With the link door closed this serves as a fully independent bedroom with a further door to the landing and access to the family bathroom.
This lovely single bedroom looks out to the front of the farmhouse. The family bathroom is across the corridor.
The very stylish family bathroom (the bath is up one step from the rest of the bathroom) is a brand new addition to the farmhouse.
This is the other side of the spacious family bathroom.
This double bedroom has access to the landing with the family bathroom as well as to the shower-room on the other side. The ceiling is part of the amazing character of this farmhouse!
The door to the right leads to the landing with the family bathroom and the door to the left leads to a little landing and stairs to the shower-room and the lower ground floor bedroom.
This bedroom looks out to the back of the farmhouse.
The twin bedroom, as with all the rooms, is peacefully decorated.

The outlook from this bedroom is at the near end of the farmhouse as you approach down the lane.
The shower-room is shared by the blue double bedroom and the lower ground floor bedroom.
As with the family bathroom, this is a lovely contemporary room.
This is the lower ground floor bedroom. This room sleeps 3 guests in 3 single beds, two of which can be pushed together to create the effect of a  double as in this picture. They are not 'zip and link'.
The whole atmosphere at Buddlewall is so welcoming, friendly, comfortable and above all memorable.
The other single bed is in the corner of the lower ground floor bedroom.
The farmhouse has an enclosed front garden and plenty of parking either to the side of the little no through lane or in the driveway to the side of the house.
The little meadow and river are just across the lane so if you don't want to take to the car you can explore from your doorstep. There is a public footpath here too.
This is the harbour at Lyme Regis - there is a lovely sandy beach here too.
The stunning Jurassic Coast is just a very short drive away from Buddlewall.
There is a huge sandy beach at Exmouth if that is what your children prefer - though there is also plenty of sand at Lyme Regis too.
The Jurassic Coast is just waiting to be explored. This is the beach as it stretches away from Burton Bradstock.
This is the view from the top of Golden Cap - Dorset's iconic landmark an easy drive across the east Devon border.
