There is a mezzanine sitting-room where you can curl up to watch films. The door leads through to the magnificent double bedroom. The first floor beams are a great feature but are low where they meet.
The kitchen is designed for great fun as well as being very practical and fabulously equipped. Floor to ceiling windows look out over your front garden.
This is the first bedroom suite, reached via the stairs at the far end of the sitting-room. Please note that the angled beams are low where they meet the walls.
The  bedroom is on the ground floor and has a king-sized bed. This can be made up as twins if you choose.
The first floor bedroom is so spacious, with an ultra contemporary en suite shower-room (a screen is provided for modest guests).
Both bedrooms have top quality 600 count Egyptian cotton bed linens and towelling robes.
There is a huge shower with drench shower head as well as a standard shower head. The shower can be entered from both sides. This is the en suite for the first floor bedroom.
The ground floor bedroom has a bath and a walk-in shower which has been designed with built-in seating to help any guests who may have mobility problems.
This bed on the ground floor can be made into twins if you prefer.

This gorgeous barn conversion in mid-Devon offers exceptionally high quality. Beautifully presented throughout, with a real feel of style and luxury, The Long Barn is a special base for your holiday with the advantage of being really easy to reach. A few moments through a private field takes you to the banks of the Grand Western Canal where there is a lovely jetty for picnics by the water. The tow path is also within easy reach for walks for you and your dog. The Long Barn is at the heart of an historic farmstead and you will get a sense of this as you arrive, but it is set up for the 21st Century. There is full under-floor heating from an environmentally-friendly biomass system, a surround sound Sonos music system which can be set up for all or individual rooms, 600 thread count bed linens on the king-sized beds, a bath and wet-room style shower in the ground floor bedroom and an en suite double ended walk-in shower in the first floor bedroom. A well-stocked, high end Fired Earth kitchen is placed at the heart of the house and a mezzanine sitting-room with Smart TV and DVD player, allows you to cosy up or chat with friends whilst cooking.

The Long Barn adjoins the Owners' home but is separated by a very large space between the two parts of the property for full privacy. Full length windows in the kitchen/dining-room overlook your dedicated front garden, where there is also a lovely undercover outside eating and barbecue area in an open-fronted barn with luxurious seating and a table to seat six. Hidden at the back of the property and accessed along a separate path beyond the Owners' home there is a grassy paddock and a jetty on the edge of the canal which you are welcome to enjoy all to yourselves. The Grand Western Canal runs along the boundary of the land here and another little path through the Owners' land takes you across a bridge where you can join the tow path for long waterside walks or reach the village of Sampford Peverell where there is a pub and a good local shop. If you are keen kayakers then why not bring them with you? The Long Barn is just a couple of miles drive from the M5 - and there are times when you will be able to hear it outside in the distance - but it is in a very rural setting with great access to Exmoor National Park, the fantastic sandy beaches of the north and south Devon coasts, the Cathedral City of Exeter for shopping, culture and eating out, and the east Devon coast - the start of the World Heritage Jurassic Coast. The Long Barn is within close proximity to Tiverton Parkway train station so perfect for those not wanting to drive or for trips to Exeter, Exmouth etc.

You are welcome to enjoy a lovely additional outside area at the rear of the property, alongside the canal, but children must be supervised near the water at all times.
