Set in an elevated position in the centre of Exmoor National Park, Leys Farm commands wonderful views across woodland coombes and open moorland to Withypool Common. Approached by a shared, partially unmade track, it is surrounded by the Owners’ land, home to their various animals including a Gloucester Old Spot pig. There are several excellent eating places within easy reach and rural heritage abounds, with one of the oldest bridges at Tarr Steps close by. The River Barle is within walking distance, and Dunster Castle and beach are a short drive away. Leys Farm provides a perfect base for exploring the spectacular surrounding area and the Owners, who live in a separate, self-contained part of the property, can also arrange local fly fishing. Broadband access is available at both cottages (wireless at Leys Cottage).

The view to the moors will simply take your breath away!The cottage is much more spacious inside than this exterior view suggests.The kitchen/dining-room has French doors which lead out to the garden.
 
This double bedroom commands glorious countryside views and has a shower-room next door.The spacious and very comfortable 'zip and link' (double or twin) bedroom.Beyond this pretty little garden, there is a separate grassed area where children can play.
 
Beautiful Exmoor viewed from the top of Winsford Hill, just a short drive from Leys Farm.Even the view from the bathroom is breathtaking. From the field next to the cottage, you can walk down to the River Barle and right along the valley to Tarr Steps.

Deceptively spacious inside, Leys Cottage has French doors leading into the well-equipped kitchen/dining-room with its oil-fired Aga. The sitting-room is large and comfortable, three sofas facing the welcoming multi-burner in its huge fireplace. The original staircase divides three steps from the top (please take care with toddlers and the elderly) and leads to three sumptuous bedrooms, one boasting beautiful views and a shower-room which can be en suite or accessed from the landing. Please note, due to its heat output the Aga is switched off during July, August and September, unless otherwise requested.

Accommodation:

Ground Floor Kitchen/Dining-room with dual fuel cooker (gas hob, electric oven), oil-fired Aga, combination microwave, fridge/freezer, washing machine/drier and dishwasher. Sitting-room with TV, DVD player, CD and tape player and multi-burner. First Floor Bedroom 1 with double bed (5'), TV and en suite Shower-room with shower, WC and wash-basin (also accessed from landing). Bathroom with bath, shower attachment, WC, bidet and wash-basin. Bedroom 2 with ‘zip and link’ (double or twin) beds, TV and video. Bedroom 3 with double bed.
